271 HECTARE DAIRY FARM


Located within a ten minute drive of the well-resourced rural service town of Tokoroa is this large scale dairy farm - of two halves.

Originally a family farm of 140 hectares farmed over two generations which was then added to some nine years ago with a further 130 hectares of forestry conversion land. This area is now well down the development track with a good network of races ensuring easy stock movements across the total area, a reticulated water supply from on farm bore and being well fenced into some 65 paddocks the main capital expenditure is complete.
An extensive capital fertiliser programme has been implemented which is evident in the strong pastures that have been established on this new area. The on-farm quarry provides maintenance material for the races.

Buildings include a Gibson Rural 54 bale rotary dairy shed with retention bars and automatic cup removers which is located centrally on the property. Surrounding the dairy shed is a 600 cow feed pad, two x 250 tonne bunkers (approx.), a PK bin, a storage / mineral shed with power and water and further store shed/ barn, a ten bay calf rearing shed plus two closed with workshop concrete floor and power and located nearer the front of the farm a half round barn also set up for calf rearing with water and haybarn, which provides excellent facilities.
There are three homes located at the front of the farm. The main managers/owners home is the three bedroom Golden Home. Close to this is a three bedroom cottage and then there is the original three bedroom home. Other improvements include a haybarn and half round shed.

Last year the farm produced 260,000 milksolids from 635 cows milked. The cow numbers and production have been increasing as the farm has been developing.

For those with recreation in mind there is plenty of good duck shooting towards the back of the farm.

Being in two titles this farm has further scope with some areas used to carry dry stock that would benefit from pasture renewal and subdivision.

Location
Located in the central North Island, Tokoroa lies in the centre of a triangle made up of the popular tourism destinations of Rotorua, Waitomo and Taupo. There are some forty-five, popular recreational lakes within less than an hour's drive of Tokoroa.

There are many scenic reserves around the town - the artificial lake 'Moana-Nui' (formed by damming the Matarawa Stream) lies within a popular recreational park. One can travel to four major centres, also each less than an hour's drive from the township Tauranga, Rotorua, Hamilton and Taupo.

The economic lifeblood of Tokoroa is forestry, centred at the nearby Kinleith Mill and dairy farming. In 1995, Fonterra built the southern hemisphere's largest cheese factory in Lichfield, some 5 km north of the town. In recent times due to an increase in dairy prices, large amounts of previously forested land either have been or are in the process of being converted into farmland.

The main agricultural activities of the district are sheep and dairy farming. Forestry is still, however, the primary and most important industry to the district. Timber is milled and processed at Kinleith. Tokoroa is a marketing and servicing centre for agriculture, in line with other associated industries. These other industries include the manufacture of cheese and related dairy products, specialized wooden boxing, timber joinery, saw milling, general engineering, and the quarrying of building (masonry) stone.
Since 1997, Tokoroa has been sprouting Talking Poles, consisting mainly of carvings representing ethnic culture, sports recreation, industry in the town and stories about the town. As at October 2008, 42 Talking Poles are displayed around the town. (source - Wikipedia)
