This 152 hectare dairy unit near Te Aroha, in Elstow, has value written all over it.
The all flat contour, under the gaze of the majestic mountain, makes for ease of farm management. Currently supplying Open Country Dairy this farm is milking around 750 cows on a split calving regime - autumn and spring. Previous cow numbers ranged from 850-1050 with sharemilkers in place and 195 hectares available to milk off.
The 44 aside dairy is centrally located and has auto cup removers. Adjacent to the dairy are two concrete feed pads (350 and 250 cow capacity) with a Reid and Harrison solid separation system at one end of the pads.
The grey water and dairyshed effluent are pumped to a pond or directly onto the pasture via two Ecostream travelling irrigators to around 60 hectares through underground piping and hydrants.
Green water is used to wash the feed pads with effluent going into a holding pond with pumps and stirrer linked into the irrigation system.
A large investment has been made in the infrastructure on this unit which is in two blocks either side of a quiet road with an underpass connecting them close to the dairy.
The water system comprises three interlinked bores all of which are filtered (two sand and one salt). The main water lines are 40mm and 32mm alkathene with 25mm laterals to many troughs. The water system has adequately supported the large numbers of cows previously farmed with Variation 6 granted (1100 cows).
The farm is well raced to around 60 paddocks with permanent fencing on boundaries and mostly 2-3 wire electric internally.
At the dairy is a 110kVA generator and switch gear for the odd power outrage plus a 30,000 litre concrete chilled water tank for primary cooling at 10o for milk cooling. There are amply storage facilities for machinery and feed plus large calf rearing sheds both handy to the dairy and spread around the property.
The property has four dwelling all of which have three bedrooms and associated garaging. One is four years old with the balance older but in good condition. The vendor is retaining the fifth dwelling and eight hectares (yet to be subdivided) of which six hectares may be leased back to the farm.
This is a very well appointed property in a great location and excellent Waihou sandy loam and Te Puninga loam soils with good natural fertility.
The money has been well spent however the seller has made the decision to pursue other activities and will definitely be in the market to sell.
