The retiring farming family are providing an opportunity to purchase into a 105 hectare dairy unit in a prime location near Morrinsville.
On offer is 67 hectares, with most of the dairy infrastructure with the purchaser having the right to lease the adjoining 38 hectares on preferential terms. The lease will be for a period of ten years. The sellers have indicated the lease will be designed to have a smooth transition for all parties.
The property is owned by one family and they see it as an opportunity to buy a good sized quality unit at an affordable price while not losing the productive capacity.
The entire property is mostly gentle rolling with good races and fencing and strong healthy pastures with soils predominantly fertile Kereone loam.
On the 67 hectares is an excellent 10 year old 36 aside dairy with Milfos plant and pulsation arrest system. There is also a heat exchanger on the chiller and two backing gates with self-cleaning system for the yard. The dairy shed is centrally located with an easy walk for the cows from the 60 paddocks. Close to the dairy is a large calf shed and two silos (one for urea and one for PKE). There are a number of support buildings near the dwellings for calf rearing and storage.
The races are metal based and mostly well formed with fencing being a mix of permanent with 2 and 3 wire electric. There is a large duck pond in the centre of the property and a good array of hedging and specimen shelter trees around the farm.

With around 300 cows milked and production of 100,000 milk solids this property has the ability to move. Best production was 108,178 milk solids (2007) and with the owners exiting dairying the stock and machinery are available at valuation.
The water system has two bores providing water to houses and farm and pumped through mainly 32mm lines to troughs in all paddocks. There is a separate bore on the 38 hectare block along with a number of sheds - some used for calves and machinery storage.
The fertiliser programme is being diligently followed according to Ravensdown recommendations and pastures show that and around 120 units of Nitrogen being used. The effluent system is a holding sump and pumped to a travelling irrigator covering approximately 22 hectares with underground hydrants and short drag hoses.
Properties in the Kereone area do not change hands regularly as it is a very stable old established farming community and holds its value because of its location, contour, soil type, and great place to live.
With Morrinsville a gentle ten minute drive and Matamata very handy and the top rate Walton Golf Course in between, all the bases are covered. The genuine sellers have a great farming background and a real desire to see young farmers have the ability to achieve.
