Proportionate Titles

Bayleys Real Estate has established a strong secondary market for the sale of proportionate titles through their national offices covering New Zealand from Kerikeri to Queenstown.

Proportionate titles are proving an attractive investment for private investors enabling them to have ownership in property with investment fundamentals normally reserved for larger institutional investors.  Through a proportional title scheme, investors buy a freehold title interest in the land and buildings and receive a monthly cash return as well as benefiting from any capital gains in the future.  The scheme is managed by a professional property manager on behalf of the subscribers.

Investment amounts vary, however they are generally in multiples of either $50,000 or $100,000.  In addition to this capital input to maximize returns, many of the schemes have a bank loan – the terms of these loans vary from property to property.
