AUCKLAND CITY FRINGE 2008

Confirmation of the Auckland City Fringe office market’s robust performance over the last year can be seen with the continued high levels of leasing and development apparent in the area. Net lettable office space has increased by approximately 9,500m2 to total just under 510,000m2 in conjunction with a decrease in the vacancy rate to a 10-year low of 8%, according to the latest office vacancy survey undertaken by Bayleys Research.

As is characteristic of other office markets in Auckland and around New Zealand, the development of quality office space over the last year has attracted a number of quality tenants to the area. Just under 60% of the total 11,000m2 of office space absorbed in the City Fringe since the last survey at the beginning of 2007 has been A-grade office space.

The Auckland City Fringe office market comprises five localities including Parnell, Grafton, Newmarket, College Hill and Newton. It is popular with employers as adjacent residential suburbs provide a large pool of employees and proximity to facilities and amenities for a quality working environment. The advantages of operating a business in the city fringe include generally lower total occupancy costs relative to the CBD, carparking at lower rates and quick and ready access to main arterial routes and motorways.
