NORTH WEST AUCKLAND PROPERTY FOCUS APRIL 2007INTRODUCTIONProperty values in the North West Auckland suburbs of West Harbour, Hobsonville, Whenuapai, Kumeu, Muriwai, Taupaki and Swanson have increased significantly in recent years as many purchasers have come to appreciate the diversity of property options which the area offers along with its locational advantages. Located just a short drive from Auckland’s CBD, the area offers prospective buyers the choice of urban, rural, lifestyle and coastal property in a region which is experiencing economic growth and is set to benefit from some major infrastructure improvements. The growing population of the area is clearly illustrated by the latest Census figures, which shows the population increasing at a rate greater than that of New Zealand as a whole. According to Statistics New Zealand 2006 Census results, the population of the North West suburbs of Auckland has increased by 10.5 percent since 2001 and almost 20 percent in the last ten years. This is in comparison to the nation’s population, which has grown 8.4 percent since 2001 and 12.5 percent since the 1996 census. In addition to a growing population, the area is also experiencing economic growth with Statistics New Zealand survey results showing the number of businesses based in the Waitakere City and Rodney District steadily increasing over time. In Waitakere City, business growth from 2004 to 2005 was 3.5 percent. In the Rodney District, the number of businesses in the area was up 4.2 percent from 2004 to 2005. The promotion of business expansion within the North West suburbs is regarded as a priority by the local governments looking to reduce the number of residents leaving on a daily basis to work in Auckland and North Shore City. |
