Highly productive dairy farm in the heart ofNew Zealand’s fast emerging avocado hub placed on the market for sale

Pinehill Farm, a high-performing waterfront dairy farm positioned at the epicentre of New Zealand’s fastest growing avocado orchard production region is on the market for sale.

The 301-hectare property, in five titles, is located on the Tapora Peninsula, just 90 minutes north-west of Auckland. The farm operates with a profit driven philosophy and has an experienced full management structure already in place.

Utilising a low-input dairy feed system and milking some 750 cows, the farm recently delivered 223,989 kilograms of milk solids in the 2022/23 season from its 270 effective hectares.

The farm at 392 and 421 Journeys End is for sale by tender through Bayleys Country Property Specialist John Barnett, with the tender process closing on October 27, 2023. Barnett said this top tier dairy operation is one of the best he has seen in his 15-years of selling farms in the north.

“One of its unique features, which sets it apart from many farms is the highly fertile predominantly free draining volcanic soils. These allow for milking right through the winter months whilst taking advantage of the horticultural excellence the area is famous for,” he said.

A third of the flat to gently rolling coastal farm is already identified for avocado orchard development. Multiple neighbouring former dairy farms on the peninsula have already successfully converted into avocado production over the past decade - taking advantage of the sub-region’s free draining sandy soils, subtropical coastal climate, and pure sunlight.

He said one of these orchards is set to become one of New Zealand’s, if not Australasia’s largest avocado businesses. Avocados are New Zealand’s third largest fresh fruit export, and Northland is considered to have an ideal growing climate for the crop, thanks to its cool nights and humid summers.

“Unlike some other farms, this property has a variety of revenue options available for any new owner; continue operating the farm only as a dairy farm, convert part of the block into an avocado orchard, or run as a multi-revenue stream,” said Barnett.

The setup is undeniable. The picturesque landscape has been well subdivided to a high standard into 103 paddocks, which are interlinked by an extensive limestone race network system for efficient stock movement to and from the 60-bale rotary cowshed.

Barnett says another real asset of this farm is the water supply. The farm has its own bore consented to extract up to 75,000 m³ per annum and 210 m³ daily. This consent allows water use for stock water, dairy washdown, and avocado irrigation.

Additional infrastructure on the farm includes a six-bay implement shed, a calf shed, a concrete feed pad system for 350 cows, and four residential dwellings for owners, managers, and staff.

“And when the workday is done, the farm has direct access to a boat ramp and the Kaipara Harbour so you can head out for a fish, or duck shoot at its doorstep, with the popular Tapora Golf Club just along the road – meaning you get to enjoy the best of both worlds,” he said.

Barnett says that rarely do properties of this size, class, waterfront position, real potential – at a location within 90-minutes drive of Auckland’s CBD – become available to purchase.
