Allen has more than 30 years experience in valuation and consultancy. While he has developed a particular expertise in the hospitality sector, he has traversed the full ambit of valuations and consultancy work. This has extended across all property types, arbitration and expert witness appearances.

This depth of valuation experience covers all facets from the establishment of current market values, insurance, existing use, compensation, rental assessments, arbitrations and also specialist valuation advice. This has extended to externality impact valuations and appearances at Regional Council hearings as an expert witness for Genesis Power for the Awhitu Wind Farm, Rodney Gas Fired Power Station and the Castle Hill Wind Farm which is ongoing. Also he has acted for the Department of Corrections for the Springhill Prison, Manukau Women’s Prison and Ngawha Prison.

Nationally, hospitality valuations have been conducted for corporate clients and both New Zealand and offshore banks. These have extended to:

Going concern;
Asset valuation;
Insurance;
Feasibility studies;
Greenfields valuation.

From an international perspective, his experience has included advice in the Cook Islands, Tonga, Fiji, American Samoa, Niue and Samoa. Principally this has been focussed on hospitality properties though in some instances properties of a more commercial nature.

Before his move to Bayleys in 2001, Allen was a senior valuer with Rolle Limited for 14 years and was previously involved in a private practice in the Wellington region.

Allen has played a key role in developing Bayleys Valuations Limited with the division expanding since 2001 to provide a full range of valuation and consultancy services. As general manager, Allen has the responsibility for the day to day activities of the business.

A well experienced practitioner with a range of property types and a particular understanding of the hospitality property industry he is well suited to undertake specialist tasks in any property related matter.

Melissa Carter

Melissa Carter brings fresh enthusiasm to her role as a graduate valuer with Bayleys Valuations based in Auckland.

Having completed her Bachelor of Property majoring in valuation at the end of 2010, Melissa is looking forward to consolidating her career as a valuer building on the academic foundation gained at the University of Auckland.

Having worked for 12 months as the administrator for the valuations team at Bayleys while completing her degree, Melissa has had valuable industry insight and cemented solid working relationships with the Bayleys team.

Melissa’s pro-active approach to business and her strong work ethic are attributes which will serve her clients well. She will be undertaking valuation work in the commercial, industrial and residential sectors and is also working alongside Allen Beagley – general manager of Bayleys Valuations Limited - on his hospitality and consultancy projects.

With honours and masters’ degrees in music gained prior to her property degree, Melissa has proven that she is creative, adaptable, diligent, and has a keenness to learn. As a music teacher and key member of several orchestras, Melissa has also demonstrated that she’s a dependable team member - traits which will also enhance her property valuation skill sets in a competitive market environment.

Whilst at the University of Auckland, Melissa was involved with the Management Consulting Club, entrepreneurial-focused SPARK, and in her final year was a mentor for first-year property students.

Matt Silverton

Registered valuer Matt Silverton is an integral member of the reputable Bayleys Real Estate valuations team based in Auckland and is undertaking a broad range of commercial, industrial and residential and insurance valuation work in the Auckland region and beyond.

Having gained his valuation degree at Lincoln University in 2004, Matt joined the valuation team at Curnow Tizard Ltd in his home town of Hamilton where he advanced his skills in residential, commercial and industrial valuation including asset valuations, valuations for multi-national corporations, financial reporting, rent review work and insurance assessments.

Self-driven, personable and with great time management skills, Matt prides himself on turning around professional, market-appropriate and timely valuations for his wide client base.

“It is great to be working under the visionary Bayleys brand and whilst the valuations team work independently of the agency side of the business, the access to up-to-the-minute sales and other market data allows me to have a good grasp on market values and trends,” says Matt.

John Freeman’s client list reads like a ‘Who’s Who’ of New Zealand business and industry which is testimony to the nearly four decades worth of experience he brings to the table in his role as Director of Bayleys Valuations Limited.

A Fellow of the NZ Institute of Valuers and the NZ Property Institute, Chris Orchard’s credentials as an astute and professional valuer are unquestionable.
Now a pivotal member of the recently expanded valuations team at Bayleys Wellington, Chris’s 30-plus years of valuation experience in both the public and private sector is harnessed under the influential Bayleys banner and, with a focus on commercial and industrial property valuations, his skills are in demand.

With experience in valuing a diverse range of properties generally, but not exclusively, in the $1 million - $10 million bracket, Chris says the advice and assessments he gives are mainly used for acquisitions or disposals, mortgage financing, financial reporting, peer reviews, compensation, insurance purposes, rental reviews and during arbitrations.

As a key member of the Bayleys Valuations team based in Wellington, Steve McColl brings to the role enthusiasm, discipline and clear focus towards property underpinned by a wide range of valuation work to date.
With a Bachelor of Business Studies majoring in Valuation and Property Management behind him, Steve initially worked in the logistics industry before joining Bayleys Research as a research analyst.

In this position he was particularly interested in the commercial and industrial sector of the property market, taking a keen interest in sales and leasing trends across the country.

 

For the last three years. Steve has worked as a valuer for a prominent Wellington company before accepting a role with the recently expanded valuations team at Bayleys where he works alongside John Freeman, Paul Butchers and Chris Orchard - all well-established and respected figures on the Wellington valuations scene.

Steve has undertaken valuation assignments for a range of public and private sector clients including correctional facilities and corporates, and looks forward to expanding his client database with Bayleys.
