Description

Development opportunity in Kerikeri - 52ha

This large block in the heart of Waipapa could, under planning laws, be split into 60-100 sections. This rectangular shaped land faces north from an entrance off Waipapa Road and extends to the Waipapa River. Zoning is Rural living the same as other developments in the immediate area such as Blue Marlin, Pathways and Silkwood lane. Rural living allows section sizes to be 4,000sqm subdivided as of right or 3,000sqm with planning permission.

The owners have had their surveyors draw up plans for a 58 section subdivision comprising of 54 smaller and four larger sites. Other configurations are also possible on this outstanding piece of land.

Most of the land is flat, so flat that at one stage it was proposed that this would be Kerikeri's airport. Some of the land has views out to Cape Brett and the Bay of Islands. At the edge of the land is a large man made lake, a picturesque area with swans and other wild life. Three natural springs feed the two lakes on the property. An outlet from the lake goes to a waterfall. The northern boundary is the Waipapa River. The owner has designed the proposed subdivision so all can benefit from the natural features.

There are three titles:

- Lot 1 (3.6939ha) Available for $800,000, and has road frontage on Waipapa Road.

- Lot 2 (2.7855ha) Available at $775,000, and has road frontage on Waipapa Road.

- Lot 4 (45.5882ha) This lot includes utility sheds and hay barn, two lakes and all the land to the Waipapa River. Price on application.

Future owners could continue to farm the site which has free draining soils and good fencing or develop the property for housing or other use.

One or all of the titles can be purchased. The property will be sold plus GST if any.
