Well-equipped dairy farm with scale and potential

Set across 134.6 hectares (subject to survey - more or less) in four titles, this well-located Titoki dairy unit offers a tidy platform with excellent infrastructure. With approximately 120 hectares effective, the farm is currently milking 320 cows on a once-a-day system.

The 32-bail rotary shed is solid and in good condition, featuring an in-shed feeding system and circular concrete yards. A covered feed pad supports 300 cows, alongside two concrete-sided silage bunkers. The four-pond effluent system has been upgraded and includes a self-driving spray unit, with consent through to June 2028.

Water is pumped from the Mangakahia River to two 20,000L header tanks, then gravity-fed to a 20,000L cowshed tank and troughs across the farm. Additional pumps service the flats and hill blocks. Fertile soils support strong pasture growth. Approximately 30 hectares is flat, with the balance easy rolling - all accessible by tractor.

Pastures are mainly rye and clover, and paddock fencing is in very good condition. Fertiliser is applied in line with Avoca recommendations. Annual rainfall is around 1500mm.

Infrastructure includes a substantial 412sqm calf shed, a half round barn, and a three-bay implement shed. Some fenced patches of native bush add ecological value to a well-rounded, functional unit. A three-bedroom home and a two-bedroom cottage near the cowshed tops it all off.
