CENTRAL HAWKES BAY

PROPERTY OVERVIEW\n\nRawhiti Dairies is located in the Ashcott district of Central Hawke's Bay, 18 Kilometres north-west of Waipukurau and 70 kilometres south-west of Hastings. Totalling 614 hectares freehold the property consists of a 464 hectare dairy unit of which approximately 440 hectares is utilised as milking platform and is complemented by a 150 hectare support block across the Tuki Tuki River. An adjacent 140 hectares of lease blocks have been secured which gives potential to increase the milking platform to approximately 540 hectares. Currently, approximately 20-30 hectares of the lease is utilised with the milking platform. \n\nRawhiti was converted from a dry stock and cropping operation in 2008 with milk production commencing July 2008. The conversion has been completed to a very high standard featuring a 60-bale rotary dairy with Waikato Milking systems plant and Protrack Vantage Computer system which records individual cow productions and performance and enables three way automatic drafting. It is also equipped with an automated in-shed feeding system which is connected to grain silos with 350 tonne storage and a 30,000 litre molasses tank outside. The yard caters for up to 700 cows and features an automatic backing gate and scraper. \n\nThe property has a total of 332 hectares which can be irrigated; 72 hectares via a towable centre pivot, 180 hectares by a fixed centre pivot irrigator and 80 hectares by two gun irrigators. \n\nMilk production for the 2008-09 season was 421,711 kilograms of milksolids, achieved from 1,000 spring calved cows and 120 autumn calved cows on a 350 hectare platform. The balance of land was in cash crops in preparation for re-grassing. This has steadily increased each season with 494,744 kilograms in 2009-10, 588,348 kilograms in 2010-11. The 2011-12 season exceeded the target production of 600,000 kilograms to finish at 604,200 kilograms of milksolids achieved from 1250 spring calved cows and 250 autumn calved cows on a 460 hectare milking platform. Rawhiti Dairies has a Fonterra winter milk contract with a daily quota of 855kg milksolids. The target for the 2012-13 season is 620-650,000 kilograms. \n\nThe 150 hectare run-off is also flat and provides grazing for dry cows and replacement heifer calves as well as supplying silage to the dairy unit. This block has an additional 19 litres per second water consent from a 200 mm artesian bore. The 50 hectares of river terraces between the two blocks provides invaluable stock wintering options.\n\nHousing on the dairy unit includes a 4 bedroom plus office homestead with swimming pool, a recently renovated 3 bedroom manager's residence with swimming pool, and two 2 bedroom cottages. A substantial 5 bedroom home with sleep-out and another swimming pool on the support block completes the five dwellings on the property.\n\nRawhiti Dairies has been converted to the highest standard and has achieved outstanding performance in its first three years, and production continues to improve significantly into the fourth year of operation. This offering represents a unique opportunity to acquire a first-class dairy unit of scale with huge potential. \n\nThis property is being offered for sale by Tender, land and buildings, (without shares), with winter milk contract. Livestock, plant and machinery will be available at valuation.\n\nLegal Description\n\nDairy Unit\n\nHBY1/331 172.5153 Lot 2 DP 28065 Lot 3 DP 8492 \nHB143/59 171.8750 Lot 2 DP 8492 Lot 4 DP 84925 \nHBV1/932 87.5280 Lot 6 DP 23938\nHBV1/929 16.1080 Lot 3 DP 23938\nHBV1/930 16.0040 Lot 4 DP 23938\nTotal 464.0303\n\nDairy Support\n\nHBW3/509 150.4048 Lot 2 DP 26978 Lot 1 DP 26977\n\nTotal Area 614.4351 hectares more or less\n\n\nLand Tenure Freehold\n \nZoning Rural\n\nRates 2012-2013\n Central Hawkes Bay District Council - $35,136.81\n Hawkes Bay Regional Council - $5,267.98\n\nRating Valuation As at 1 Sept 2009\n\n Value of Improvements $ 4,015,000\n Land Value $ 8,015,000\n \n CAPITAL VALUE $ 12,030,000\n\n
