Subdivide Potential!

Overlooking the Weiti River in Stillwater this waterfront 1,416sqm
section with two houses is a huge opportunity for a builder,
investor or serious home handyman. Less than a minute's drive to
the boat ramp, and with only the road between you and the river, it
presents a possible subdivision opportunity. Each wing of this
house has two bedrooms with one wing producing rental income. The
property is being sold as is.
The rental income can be used to
pay down your mortgage, or just use this home as your holiday
hideaway while you decide how to develop this property to realise
its full potential. Hurry, as land bankers and astute buyers will
see the rare opportunity here.
There is plenty of parking for cars
and a boat, and you can be fishing off Tiri in the Hauraki Gulf
within the half-hour, while at the boat club you can enjoy a quiet
drink at the bar and some tasty counter food. It's a great place to
meet the locals.
With the development of the adjoining 850ha
WeitiBay, there will also be both walking and cycle tracks for
Stillwater residents to enjoy.
The school bus leaves just down
the road for Silverdale and Orewa from Stillwater, so your children
can just walk or you can just drop them at the bus stop in the
morning and pick them up in the afternoon. There are excellent
schools in the region. And with the new Silverdale shopping centre,
including Pak n' Save, Bunnings and The Warehouse at Silverdale,
shopping is just 10 minutes away.
Stillwater is less than 15
minutes to Northcross to the south or to Orewa and its beaches to
the north.

More About Stillwater:
Stillwater is virtually a
hidden secret - a lovely little village on the Weiti River. Just 15
minutes from Northcross, 30 minutes from Auckland's CBD, and less
than 15 minutes from Orewa and its beautiful beach - Stillwater was
first settled in 1852.
Now there are around 300 houses in the
Stillwater area. Many people choose to live here because most
houses are 2 minutes from the local boat ramp, and because houses
tend to cost less to buy than equivalent houses on the upper North
Shore or on the Hibiscus Coast.
The village consists of the older
part of Stillwater, and also Coastal Heights which was developed as
a subdivision nearly 10 years ago. Many of the original baches are
now being modernised and transformed into stylish modern affairs,
especially by young couples with young children who buy here
because of the relaxed lifestyle, coupled with great value for
money. There is a school bus that picks up children each day to
take them to Silverdale or Orewa, or you can catch the bus on East
Coast Bays Road for Long Bay College or Primary Schools.
For young
mothers there's a regular Coffee Group meeting at the Stillwater
Boating club. The Stillwater Ratepayers and Residents Association
is very active and currently working towards a new community centre
being built in the area, and there's a local Book Club.
Stillwater
boasts terrific walking areas, particularly out to the historic
Dacre Cottage on the coast down towards Okura. And of course
there's fishing in the Hauraki Gulf which is why so many residents
in Stillwater own a boat.
With Michael Guy of Bayleys real estate
a resident of Stillwater for the past 15 years, he can help you
find your ideal home in the area.
