Currently zoned 'rural residential' this block of land is in the Waikato District Council (WDC) proposed plan as residential zoning and is an excellent opportunity to landbank or develop in Tuakau, a town recognised as a rising star of residential development in the greater Auckland and North Waikato regions.

The land is elevated and of mixed contour with a water course forming to the south-eastern corner of the 4.3ha block allowing drainage and a storm water flow path.

Under the operative Waikato District Plan these titles are zoned 'rural residential' and could potentially be subdivided into lifestyle lots to allow for onsite septic systems and storm water management.

The Proposed Waikato District Plan proposes rezoning the land to 'residential' which would allow for higher density subdivision. The WDC general subdivision guideline 16.4.1 states 'Proposed lots must have a minimum net site area of 450sqm'. Wastewater infrastructure would need to be built to service a residential subdivision. The decision on the proposed WDC plan is expected for 17 January 2022.

The land has been owned and farmed by the Dromgool family for three generations and is being sold as part of an estate sale. Located on the southern boundary of the super lot is a 5.1ha block of rural land with a purchase option available for reserve or storm water management.

Tuakau is a well-established township located in the apex of the Auckland, Hamilton, Tauranga golden triangle. Tuakau is 13km from SH1 access at Bombay and 10km to SH1 access at Pokeno and is only 10km to the train station in Pukekohe. These titles will not be sold as individual lots.
