In the past 20 years only one other dairy farm has come to market on this road in one of the most attractive places to be farming. The Bell Road flats have some of the best grass growing soils in the region. Being a peat base and close to the coast the grass grows year-round here and holds on well through summer.

The 242 hectare property has been in the family for some 26 years. Located only 5 minutes from Papamoa, a popular holiday destination for its beach and associated water sports this is the heart of Tauranga City's growth area and one of the fastest growing regions in New Zealand. This brings options and ease of attracting good staff and gives flexibility in staff management that more isolated areas struggle with.

The 40 aside cowshed was built to a high standard in 1993 with a 600 cow yard, feed pad alongside and recent upgrade of the effluent management system with a 2.1 million litre clip tank. Other improvements include four homes ranging from two bedrooms up to four bedrooms. Well equipped with storage and calf rearing facilities the property has two redundant cowsheds, a haybarn, two half round sheds a small barn and larger implement shed. A good portion of the farm has a 50mm PVC mains running throughout.

Management is kept simple with maize grown on farm and a portion of the cows grazed off over winter. All calves are moved to grazing at weaning. The three races that divide the farm are of a high standard capped with pumice they give ease of movement for stock and allow for a comfortable ride with vehicles. Of the 242 hectares approximately 230 hectares are effective that milks 550 cows this season but has been as high as 600.
