Great value low-cost production unit

This 105 hectare (more or less) dairy unit between Morrinsville and Hamilton is ready to rock. Run by a very good share milker in conjunction with the adjoining 128 hectare (more or less) dairy, this property will represent a great purchase.
The all-flat contour of peaty loam soil is functional rather than decorative.
A very good 20 aside dairy shed is well located, has Reid slide pulsators, 300 cow yard with excellent flow.
Around 220 cows are milked in a short season from the end of August until the end of March, as the farm is run in conjunction with an adjoining property, and this shed begins when cows 'in milk' are sufficient to make it sensible.
Production has been to 77,000kgsMS and achieved with minimal inputs of 300kgs DM per cow. Approximately 10-12% is cropped annually with maize and forage rape.
Support buildings adjacent to the dairy include a 5 bay half round barn and spacious 3 bay gable shed for calf rearing.
The comprehensive effluent system features stone trap, two tanks for solid separation before being pumped around the farm or to a Flexitank bladder (500m3). There are dual stirrers and pumps with the effluent irrigation covering approximately 40 hectares via 90mm alkathene lines to a travelling effluent canon.
The very good races fan out to all 45 paddocks with the fencing being all 1 and 2 wire electric.
The water system comprises a new bore (2019) with submersible pumping to a Temple filtration unit then manacon. It is pressure pumped to the farm via 40mm and 30mm mainlines to 25mm and 20mm laterals with troughs in all paddocks. A water flow monitoring system is in place for water usage and leak detection.
The dwelling is a very tidy three bedroom home, aluminium joinery, a heat pump and fire and a double garage adjacent to the house. A 25,000 litre rainwater collection tank provides for domestic supply.
This is definitely a low-cost production unit which is still going through its final stages of development and will present a great buying opportunity.
