Grazing property with versatility and options

A substantial holding of 19.8 hectares in an orchard and farming neighbourhood, is approximately half grazing, half bush with a river boundary and potential for growing and subdivision.

The lower Kaimai location is within easy access of Tauranga, this property at the end of a tree lined cul de sac off Soldiers Road which turns off SH 29 not far past Kaimai Primary School. The 9-10 hectares (approx.) grazing occupies the front half of the property, the predominance of deer fencing suggesting a former use and the paddocks quite compact and flexible. There is a set of partly covered yards and loading bay, good farm tracks linking paddocks.

The largest of several sheds has a few yards outside, a four a side milking bay one end and a series of well-constructed pig pens inside, suggesting yet another use for the property. Horticulture is also an obvious option as the gently contoured grazing paddocks occupy a sunny sheltered plateau and there are orchards on each side and in the immediate neighbourhood.

The three-bedroom home was moved onto the site in 1991. It is a spacious but basic dwelling which occupies a sunny situation with attractive rural outlook. Well worth titivating or using the existing site for a new residence.

The bush which occupies the rear half (approx.) of the property backs onto the Opuiaka River with a long river boundary. Rainwater tanks are supplemented by water pumped from the river. The size of the property prompts consideration of subdivision, putting the bush into protected status in the process.

The appeal of this 19 hectares is that it is a larger holding than is often available in this location with a range of options for its husbandry, good existing infrastructure and enough size and scope to reward subdivision.
