A good history and even better forecast for kiwifruit and land banking on popular side of Tauranga.\nThis is a beautiful north facing block in popular Pyes Pa, just 12 minutes from Tauranga's CBD, and up the road from the burgeoning Lakes residential, shopping and light industrial precinct. The near future is looking very positive for the G3 and Hayward kiwifruit on this 4.4265ha of fertile flat land; and the long-range forecast suggests Tauranga is expanding so rapidly in this direction that land banking could reward well further down the track. The orchard supports 2.45 can/ha of green kiwifruit with a very good production history and 0.8 can/ha of gold in two blocks of 0.4 can/ha each. Half the G3 is now three and a half years from grafting onto seedling rootstock. The other half is two and a half years from grafting. The G3 is estimated to produce approximately 3-4,000 trays this season. Cane growth for next season is looking promising and the G3 will jump in yield to an estimated 8-10,000 trays. Wide berms between shelter and vines make for easy efficient access around the orchard which also benefits from an excellent water supply from a private scheme shared among 30 property owners. A tank on the property with a filtration system ensures an even flow of pure water which will be a bonus should you build here. With the orchard established a new owner may wish to plan a home worthy of the flat sheltered sunny acre which has been left bare for this purpose, and on which stands a 280m2 shed complex which currently houses orchard equipment, serves as storage and incorporates good quality accommodation. \nIt makes obvious economic sense to take over a well-managed orchard about to experience solid production increases. This is also a fantastic opportunity to complete the property with a home and grounds of the calibre it deserves. Development in the vicinity gives you confidence that the future is fruitful whichever way you look at it.
