RECEIVERSHIP SALE

Long considered as a premier farm on the Plains this 218 hectare dairy unit has great appeal from three long road frontages.\nThe all flat contour is split by Hauraki Road into two blocks - main block 146 hectares has all the working hub infrastructure with the balance accessed via a 4m wide concrete underpass.\nThe 35 aside dairy is centrally located and feeds out to 120 paddocks via a very good race system. The farm supplies Open Country Dairy (OCD) with 600 cows milked in 2015/16 season and production of 248,000kgms. Around 10% of the farms production is achieved with a winter milk contract. Water for stock, dairy shed and dwellings is provided from the Hauraki County metered water scheme.\nAdjacent to the dairy shed is a 270 cow concrete feed pad with associated bunkers and supplementary feed pads nearby.\nEffluent is managed though a sump system and pumped to a travelling irrigator which can cover up to 50 hectares. A large clay lined pond is handy to the dairy for effluent storage when required.\nOver recent years the farm has been importing supplementary feeds such as maize silage (up to 350T), PKE (up to 350T) and bread (up to 350T) however the farm is moving towards a lower input system with more efficient grass utilization. Grass silage has also been brought in from some lease land in the area. Chicory and turnips have been the main crops used as summer feed grown on farm over recent years.\nAll drains and waterways on the farm have been fenced off with the eastern block having a 14 hectare WRC lease attached. The fencing is generally very good with a mix of permanent on boundaries and drains and electric internally.\nAs the current owners runs a large contracting business from the property there is a large metaled area for trucks and harvesting machinery close to the road.\nBuildings on the property include a very large high stud workshop and implement shed, a large half round implement shed, three calf rearing sheds and three gable iron clad hay barns.\nThere are four dwellings on the property. The main home is a stand out with five bedrooms, with every room being spacious. The cladding is brick veneer with a plaster finished, aluminium joinery and shingle roof. There is internally accessed six car garaging with the home set on park like grounds with a large grove of trees on the southern side of the homestead.\nThe second dwelling has three bedrooms, fibro cement cladding, timber joinery and a single garage.\nThe third dwelling is a three bedroom Lockwood, aluminium cladding and joinery with a separate double garage.\nThe fourth dwelling has three bedrooms, timber joinery and has a garage and implement shed at the rear.\nA very well set up large scale unit with an excellent address which enjoys the attention from its great road appeal. Good things are worth the wait.
