This 135 hectare dairy unit is right on the Hamilton City boundary in Horsham Downs Road. The location is great, just a short drive to The Base and CBD. With its current dairying future under threat from Hamilton's burgeoning residential growth it is not difficult to ascertain where the property's future lies.

The farm has a good mix of flat and gentle rolling contour with a lake in the middle and has abundant trees for aesthetics.

The dairy shed is a modern 40 aside unit (14 years) with a 500-cow circular yard and good support buildings which include a five bay Goldpine calf shed, three bay gable implement shed, two further implement/calf sheds and three hay barns.

At present a 50/50 sharemilker is in place and 320 cows are milked with a three-year production average of 134,490 kgms.

The effluent system features a 40m x 40m x 4m lined pond with a floating pump and stirrer. The effluent is pumped through underground plumbing and hydrants to a travelling gun irrigator and covers approximately 40 hectares.

There are multiple sources of water on the property with the main bore relatively new, at 65 metres, filling 3 x 25,000 litre manacons supplying the dairy and farm. There are three other bores which also pump to the manacons and provide farm water and domestic supply. The water is pressure fed to all areas of the farm through 50mm and 32mm main lines and 20-32mm laterals - all in alkathene with troughs in each paddock.

The all-weather races are receiving a major upgrade in early October and will be in great order.

There are three dwellings on the property with the main home having three bedrooms and an office plus a pool. The second dwelling is a very good three-bedroom home with ensuite, two living areas and a double garage. The third dwelling is a three-bedroom villa with a lean-to garage.

A feature of the property is the great array of strategically planted trees which gives stock great summer shade and provides the aesthetic appeal. A number of hedges run along the races and fence lines.
