Quality unit - top location

This 71 hectare dairy unit is located on Te Aroha's doorstep. A very well set up quality unit which is a dream to operate. The contour is all flat with good race system to all 47 paddocks with sandy loam and silty soils.

The well located 18 aside dairy has AHI pulsators and variable speed milk lift pump. It has a PattonPak chiller unit with heat recovery system connected to the hot water cylinder.

Around 240 cows are milked with production average of 93,243kgMS and best of 97,731kgMS (2016/17). Calves are on until the 1st of May when heifers return. Supplementary feed consists of baled grass silage and chicory grown on farm with PKE bought in.

The farm water is sourced from a bore with a Temple Water Treatment system and a Dosatron 8000 in-line dispenser. Variation 6 has been granted for 256 cows at 70 litres. The main water lines are 32mm alkathene with a loop system and 20/25mm laterals with troughs in all paddocks.

The effluent system has a sump with a pump at the dairy with underground plumbing and hydrants covering approximately 16 hectares via a Ecostream travelling irrigator. There is a 32mx18m clay lined pond from which a PTO pump is used to irrigate back through effluent lines covering the 16 hectares.

Fertiliser has been applied consistently with 7-8 tonne Phased N and 24.3 tonne of Serpentine Super 7K last season.

The support buildings adjacent to the dairy include a large 18mx9m implement shed, 4 bay (14mx12m) calf shed, lean-to adjacent to the dairy shed plus a gable implement workshop with concrete floor and power. The property has a bobby calf loading facility off the calf shed. A 30 tonne concrete fert/PK bin, with sliding roof, is located in the tanker loop for ease of truck access.

Included in the sale are the Dosatron 8000 dispenser, drench pump with hoses and guns, Numedic teat spray unit, mobile AB platform, Genelec PTO driven generator (which can drive the dairy shed when power is down), diesel tank on stand and two calf milk vats with chiller units.

The main dwelling is a lovely four bedroom brick home built in 2008. Beautifully set in easy care yet private surrounds, the house features open plan living and dining, spacious family room, separate lounge, office and master ensuite. An internal access triple garage completes the home. This is indeed a lovely family home. The second dwelling is a three bedroom brick home with separate dining and lounge and adjacent garage. This home is in great condition.

This very tidy and well farmed family unit will represent a great buy in a top location. With the family exiting farming the stock and plant are all available to purchase.
