This 98 hectare freehold dairy, plus 45 hectare lease, makes for a great unit situated between Matamata and Morrinsville in Walton. The property is a mix of flat to easy rolling with a portion of hill.

A well located 30 aside herringbone dairy shed, with ACR's, handles the 320 cows with ease. The average production for the last three seasons is 111,294 milk solids with a best of 118,180 milk solids. Production is achieved with 20 hectares of maize and 10 hectares of grass silage grown on farm and 60 tonne of PKE purchased last season. The support buildings, located near the dairy, are all in great order and include a five bay half round barn, four bay gable calf shed with bobby calf ramp and a large gable implement shed (12x9m) with power plus another hay barn away from the dairy. A 200 tonne concrete silage bunker is strategically placed for easy access.

The property is split by a quiet road with a wide underpass giving easy access. The farm has an excellent race system to all paddocks - 30 on the freehold and 10 leasehold.

It has its own race rock quarry which is a high quality sand and rhyolite mix which packs down well yet is gentle on the cows feet.

Good quality water is sourced from a bore (60m) with submersible pumping to two manacons at the dairy. Water is pressure fed through 40mm alkathene mainlines with 25mm laterals to troughs in all paddocks. The dwelling is serviced from the farm bore.

The water cooling at the dairy shed includes a new two stage plate cooler, a new PattonPak chiller with heat recovery system, a new ice bank plus two new water heaters (250 and 350 litres), teat spray system and water powered backing gate. Variation 6 allows for 368 cows at 70 litres.

Soils are mostly very user friendly Tirau Ash and the fencing is permanent on the boundaries with 2-4 wire electric internally.

Calves and 20 head of drystock are grazed on farm with 60 heifers off from the 1st of May.

The effluent from the dairy is collected in a pond and pumped through two pods covering approximately 12 hectares. A pond collects effluent from the underpass and is pumped to the main pond for irrigation.

The farm make-up is 44 hectares with most of the infrastructure and 54 hectares accessed through the underpass with an adjacent 45 hectares of lease. The lease is $45,000 + GST per annum plus outgoings and also has a tidy cottage for staff accommodation.

The main dwelling is a spacious four bedroom brick home nicely elevated to give views over much of the farm. The dwelling has two living areas, ensuite, double garage, outside office and a large swim spa with this home in great order.

The Richard Downs area in Walton is considered to be a premium address with fertile, free draining soils, excellent location handy to the Walton Golf Course and much more. With Matamata and the Mount easy commutes, plus Hamilton a short drive, this is an attractive and sought-after locality.
