This 99 hectare dairy unit on the Te Aroha town boundary has road appeal to burn. The all flat contour, in four titles, has a great set-up. The retiring seller has done a great deal of work and capital expenditure to present this property in a fully compliant position.

Right from the 24 aside dairy everything is extremely tidy. Meal feeders in the shed with between 180-200 tonne meal last season, 100 tonne maize silage brought in, grass silage grown on farm and 5 hectares of turnips over recent season.

The system has a 1.2 million litre cliptank storage facility with a PTO driven pump attached to the tank then pumped back through the irrigation system.

Excellent shedding for calf rearing is adjacent to the dairy with a 5 bay enclosed gable shed with bobby calf ramp and milk is pumped from the dairy shed. A 4 bay pole shed is nearby to house the calves as they mature. In the centre of the farm is an implement shed and an old dairy housing one water system plus a concrete stand-off pad with feeding facilities.

There are three tidy homes on the property. The main home has three bedrooms, open plan living, heat pump, log fire and heat transfer system. It has weatherboard cladding and a garage. Domestic water for all houses is rain with the bore back-up. The second home is fibro cement with three bedrooms, separate kitchen, dining and lounge, two heat pumps and a double garage. The third home is brick clad with three bedrooms (built in 1980), open plan kitchen, dining and lounge and an internal access double garage. It has a log fire, aluminium joinery and is in very good condition.
