This 78. Hectare (more or less) dairy unit, in a prime location between Morrinsville and Te Aroha, supplies the industry leading Tatua Dairy Company. The farm has an all flat contour, five titles and three houses and has been run as a fully self-contained unit.
The Don Chapman 20 aside dairy (2006) is centrally located and feeds out to 43 paddocks. With 150 cows milked and three-year production average of 58,768 kg milk solids. The farm has a once a day milking regime from Christmas each year plus 60 replacements and four bulls are farm on.
As supply to Tatua is contingent on holding MSE's (Milksolid Supply Entitlements) this farm is well endowed with 85,617 MSE's and 554,720 Tatua Shares.
The property is well serviced with its infrastructure. Water is sourced from a bore at the shed passing through a sand filtration system and pressure fed to the dairy and farm through 32mm mainlines with 25mm and 20mm laterals.
Fencing is permanent on boundaries and 2-5 wire electric internally. The Waitoa stream runs along the eastern boundary and has a well ordered and controlled planting programme along the stream. A good number of totara and other specimen trees are dotted around the property.
The effluent system comprises a sump and stone trap at the dairy then either pumped directly on the paddocks (covering approximately 25 hectares) or to a rubber lined pond (one million litre capacity approximately). There are eight hydrants and underground plumbing for the irrigation system.
Fertiliser has been applied regularly according to recommendations.
Support buildings include a 5 bay half round barn, 2 bay gable workshop, implement shed and old dairy for calves. There are load out facilities at the dairy for both cattle and calves.
The three homes on the farm are all in reasonable order. The main home of 167sqm and has five bedrooms, two toilets, log fire and double garage. The second dwelling is 112sqm (more or less) and has three bedrooms, two living areas, log fire and a 2 bay shed. The third home is 91sqm (more or less) with three bedrooms, open fire and a 2 bay shed for garaging.
As the vendor is exiting the industry stock and plant may also be available.
With farms in the Tatua catchment keenly sought after, this all flat, easy to manage unit must be appealing. With multiple titles and three houses providing more options than most.
