This 110 hectare (more or less) dairy unit, in Manawaru, has quality stamped all over it. It features an all flat contour, free draining sandy loam soils, excellent layout, well located dairy, three very good homes and a primary school across the road. The owners are having a lifestyle change and bring this autumn calving unit to the marketing in great order with the added bonus of summer irrigation.
Right from the tree-lined tanker track up to the 32 aside dairy shed this farm has real appeal. Adjacent to the dairy shed is a concrete feed pad plus an in-shed meal feeding system with a 16 tonne silo. A very good all-weather race system fans out to all 82 paddocks.
With 320 cows being milked as autumn calvers, and 200 calves being reared on whole milk, the production average for five years has been 152,418kgms (best of 163,770kgms).
Twenty-two hectares of maize has been grown on farm with 150 tonne meal (fed in-shed) and 80 tonne PKE purchased over the past two seasons.
Water is sourced from a bore (10 metres) and fed to three manacons for the shed and farm supply. There is an inline dispenser. A back up bore with submersible can feed into the system especially during milking if required. Water lines are 50mm mainlines with 32mm and 25mm laterals. A WRC consent for taking water from a stream running through the property allows for up to 72 hectares to be irrigated during the summer via a Bosch system.
The effluent system comprises a 140,000 litre concrete sump with stone trap. Effluent may be irrigated directly (when permissible) onto the pasture covering up to 20 hectares. When required the effluent is pumped to an 800,000 litre Klip tank handy to be dairy shed. The system has a pump, two stirrers and two irrigators.
Support buildings are numerous and spread around the farm with the main ones handy to the dairy, being a 7 bay calf shed, 3 bay Strongbuild with fert bin and 4 bay gable with lockable workshop. A maize bunker and stand-off pad are also handy to the dairy. There is a dungbuster on the backing gate, teat spray, 9,000 litre milk silo and chiller.
The main dwelling is a very nice 220sqm (more or less) weatherboard home in a lovely mature setting. It features four bedrooms, open plan kitchen and dining and formal lounge. Two heat pumps plus a DVS system keep the comfort levels right. An adjacent garage can house five cars with two auto doors. The other two dwellings both have three bedrooms and are in very good order.
This unit is very tidy and has all the attributes for a productive and appealing property. The location between Matamata and Te Aroha, sandy soil type and infrastructure makes units like this much sought after. Serious sellers so serious buyers should take note.
