103 Hectare Dairy Farm - Vendors Have Purchased


This 103 hectare (more or less) dairy farm needs to be sold as the owners have purchased. \n\nThe current owners have had this dairy farm for six years and with the near new dairy shed and the development of the lower lying land they have invested the capital and completed the hard work for the new owner to benefit from.\n\nThis dairy farm is in an affordable location, is Fonterra supply, but is offered on a land and buildings basis.\n\nThe farm has an improving production history with the past years production being 2012/13 - 65,085 kg/ms (235 cows milked), 2011/12 - 75,979 kg/ms (225 cows milked), 2010/11 - 62,523 kg/ms (220 cows milked), 2009/10 - 57,058 kg/ms (215 cows milked) and 2008/09 - 46,242 kg/ms (160 cows milked). This year 230 cows were calved on the farm. All calves are off the farm in December and yearlings are grazed off the farm.\n\nThe contour is predominantly flat, approximately 70 hectares and the balance easy to medium rolling.\n\nThe 24 ASHB shed is in its second season of production this year and it has sufficient space to extend it to a 27 ASHB. There is also the extra benefit that the extra-large yard can be used as a stand-off pad or feed pad. This secondary yard area holds approximately 180-200 cows.\n\nEffluent is stored in the two holding ponds and the spray irrigated over approximately 20 hectares.\n\nHistorically 100 ten bale equivalent silage bales have been cut and wrapped on the farm. Some chickory and turnips have been grown on farm. Some maize has also been grown on farm as part of its development program. All maize grown on the farm has been feed at another farm owned by the vendors. Approximately 100 tonne of PKE has been feed on the farm. \n\nFarm shedding is of a high standard and includes a four bay calf shed and a three bay half round utility shed or workshop. \n\nThe farm is arranged into 54 paddocks and it has a strong fertiliser history. It is also well raced and fenced with mostly post and batten external fencing and seven wire with 2-3 wire (some single) electric internals.\n\nSoils are predominantly Ruawaro clay loam and some Rotongaro loamy peat.\n\nWater is provided via a deep well to two 25,000 litre manacon tanks at cow shed and then pumped to troughs. The main water lines are 32mm with 20mm to troughs.\n\nThe farm is complimented by a comfortable three bedroom brick home with a detached double garage.\n\nThe Waikokowai area is regarded as a good farming district with other performing dairy and finishing farms located nearby.\n\nThe district is a supportive one with farm and social clubs. Rural services are provided six days a week. Local primary schooling is at Ruawaro and secondary options at either Te Kauwhata or Huntly.\n\nThe current owners of this farm have developed it over the past six years and with the near new dairy shed and the development of the lower lying land they have invested the capital and completed the hard work for the new owners to benefit from.\n\nThis farm is in an affordable location and has the added benefit of the Fonterra shares being excluded from the sale.\n\nThe property must be sold as the existing partnership is being dissolved as the owners have purchased another farm.\n
