Size, Production and Community

Open Days Wednesday 14th, 21st and 28th January 12-1pm\n\nLocated in the heart of the thriving Galatea dairying community is this 153 hectare dairy unit, a strong and well regarded property in the valley. An hour south east of Rotorua this aesthetically appealing property is a testament to the owners of nearly 35 years. The property lays to the east and west of Troutbeck Road with the all flat contour gently rising on the eastern boundary to the foothills giving it elevated views over the district.\nAn excellent 36 aside dairy shed (12 year old Waikato Dairy Builders), featuring double backing gates and a NuPulse milking plant, enhances the fact this property has moved with the times. The centrally located shed has wide well-formed races that run away in both directions to 65 paddocks allowing for good stock flow and ease of management. Effluent is pumped from a holding sump to a travelling irrigator covering approximately 16 hectares.\nAround 330 cows are currently being milked producing 132,000 milk solids on average over the last three years, with a production high of 138,356 milk solids in 2014. All dairy cows are wintered on with heifers grazed off. Around 90-100 calves are reared each year and half being grazed on until the 1st of May. \nWith vigorous new pastures over most the property the surplus feed is made into about 280 bales of grass silage each year. Twenty hectares of established lucerne has been strategically grown for the summer months along with 2-3 hectares of summer brassicas also grown annually. Some maize and PKE are purchased to supplement feed. \nThere is a good standard of support building including a large hay barn with lean-to for calf rearing adjacent to the dairy shed and a 4 bay gable implement shed with PKE/fert bin nearby. On the eastern side of the property there are also numerous sheds including a 3 bay implement shed, 2 bay post shed used for calf rearing, a hay barn and disused dairy shed. \nA 3 metre well provides beautiful clean water on the eastern side of the property, via a submersible pump through a 40mm line to a manacon located nearby, then pumped to water tanks at the dairy shed and stock water through 32mm lines and 25mm laterals to the troughs. \nThe main homestead features three bedrooms and contemporary style throughout with a large sunny open plan living/dining area that flows out onto the deck. Beautiful established gardens surround the homestead. There is a separate sleep-out and double car garaging. The second three bedroom dwelling has been recently renovated and also has double car garaging.\nThe Vendors have made the decision to sell thus providing an attractive investment opportunity to own this good sized unit in a strong dairying community.\n
