The idea that Selwyn is oversupplied comes up frequently - particularly when people see large developments in Rolleston or steady new listings in Lincoln. But oversupply is often misunderstood. It isn’t about how many homes are listed; it’s about whether buyer demand can absorb them. In Selwyn, the market is better described as segmented and selective, rather than oversupplied.

Listing numbers don’t tell the full story

When people talk about oversupply, they’re usually looking at raw listing counts. What that misses is that not all listings compete with each other. Selwyn contains multiple micro-markets:

  • modern family homes
  • established homes with mature sections
  • lifestyle and semi-rural properties
  • new builds versus existing housing

An increase in one category doesn’t automatically weaken the others.

Demand remains active - but discerning

Selwyn continues to attract buyers due to:

When listings increase, the importance of positioning rises. Sellers who treat their home as a “product” - preparing it carefully and marketing it clearly - tend to perform far better than those who assume demand alone will carry the sale.
