About Richard

Richard’s name and face are synonymous with Titirangi real estate. For over three decades he has commandeered the market across the price spectrum with an enviable reputation for selling high-end homes.

As a senior member of the Bayleys Titirangi team and a top achiever who has consistently been acknowledged within the industry receiving numerous awards, Richard is most proud to have been the recipient of the Waitakere City Enterprise Board award for exceptional sales.

Richard’s artistic eye and ability to pitch a property to an identified target audience sees him create memorable marketing campaigns, while his in-depth local market knowledge and adept negotiating skills enable him to competently seal deals for his clients.

With over three decades of real estate experience, Richard has seen the property cycle in all of its guises and knows how to achieve the optimum price for his clients in any given market.

Perseverance, an ability to listen intently, to communicate effectively, and bring two parties together to achieve a mutually agreeable outcome, define Richard’s real estate business; his impressive sales record is testimony to this.

Richard’s enduring love of design stems from his first career as a professional artist and potter. As a third-generation Titirangi resident, his family and community connections with the wider area are strong and he is a passionate advocate for Titirangi, local issues and in particular, it’s artistic endeavours.

Outside of work, Richard has green fingers and his highly-regarded Titirangi garden - ‘Westridge’ - has been featured extensively in books, magazines, calendars horticultural journals and television. He has also been actively involved in Athletics, and the Auckland operatic scene as a trained baritone.

With the strength of the Bayleys brand to back up his personal traits, Richard continues to raise the bar for property transactions.

When our family was about to sell a house in Titirangi we were confused about which real estate company to go with. Luckily a friend who had recently sold his own family home recommended Jeannette Young-Smith and her real estate partner Richard Cadness. It was an inspired recommendation. Throughout the experience I was impressed with how well they worked together to offer a service which resulted in a very positive outcome for me.

Jeannette and Richard were meticulous in keeping me up to date with the selling progress and advising me on which decisions to make and when. Being new to selling property this advice was invaluable. It made me feel that I was always in control of the process and that every decision I made was legal and best practice.

They did not rely on telephone conversations only. I have lost count of the number of times together or separately they visited me at home to discuss progress and to advise me on what needed to be done to the property to enhance it before the marketing began. They were always punctual to meetings or would let me know if the traffic was holding them up. I never had to hang around wondering when they would arrive.

Looking back at the experience, I cannot think of how it could have been improved. Selling a property is stressful. With the support of Jeannette and Richard the stress was kept to a minimum. I recommend them whole heartedly to anyone who is selling a property.

We have just sold our home of 13 years through Bayleys Titirangi.

This is the second home we have sold using Jeannette Young-Smith and Richard Cadness and our choice to go with them again was well founded. They are consummate professionals and managed every step of the selling process with the knowledge, skill and teamwork they have built up over many years in the Titirangi market.

From the very first step they supported, guided, and worked with us through the timing, marketing, and preparation, then on to the open homes and through to auction day.  At every stage they kept us fully informed, but respectfully leaving final decisions up to us - with a level of confidence we were doing the right thing.

Their extensive networks locally and internationally, and with the backing of the wider Bayleys team, ensured our home was exposed to the widest possible market culminating in a successful result on auction day.

We would have no hesitation in recommending Jeannette and Richard from the Bayleys Titirangi office to sell your home.

Jeannette Young-Smith and Richard Cadness from Bayleys are simply the dream team!  They are highly professional, lovely to work with and so experienced at selling houses in the area.  They were always honest and kept me informed every step of the way.  I appreciated their respect and courtesy in letting me know each time people had viewed or planned to view my home.  Their attention to detail, coaching in how to stage and style my home and all round pure class and excellence gained me an amazing price after just 13 days on the market!  It was a whirlwind campaign and a dream come true for me and I am hugely grateful to them both.  I would highly recommend them to anyone selling or buying a new home.

Richard Cadness,

our agent was exceptional. He worked incredibly hard to support us to present our home in the best possible light. Nothing was too much trouble. I am confident we sold our home for the best possible price in an uncertain market. I would like to thank Bayleys for our auction experience. Our auctioneer Sam Steele was wonderful, he didn't put any pressure on us and made the whole process stress free. I would highly recommend him to anyone auctioning a home. – P Ivory and M Wilburn
