I have been involved in Commercial Real Estate as an owner, for a great number of years. My experience involving a purchase or sale differs considerably, depending on who is appointed as the “agent”. We recently sold an inner city residential/commercial hybrid property via Gill at Bayleys Nelson. The property would only cater to a niche buyer and by its nature was quite difficult to find recent sales comparisons to. The price expectation set by Gill matched our own, and the pre-sale process was seamless and well-supported with some salient advice given along the way. It was very easy with low effort required our end. Pre-listing, Gill identified a potential buyer who was looking for something completely different. The house was not a technical match, but Gill knew it would suit them. In the end they made an offer well in excess of expectations - we did not need to go to the market. Gill has natural sense of a buyer/property fit and in our case delivered a result well in excess of expectations very quickly, even though the market had softened.
