The index saw annual house price growth decline from 10% to 7.5% in Q2 2022, however the story is one of lower rates of value growth rather than falling prices. Six cities recorded a fall in house prices, whereas 19 (42%) only saw a decline in their value growth.

The continued recovery of the Asia-Pacific residential markets is underpinned by positive business sentiments, re-opening of the economy and a strong labour market post-pandemic. 19 out of the 23 cities tracked recorded positive annual price growth, with the average year-on-year residential price growth within APAC standing at 5.6%.

Despite rising inflation, Asia-Pacific prime office rents have remained resilient, sustaining growth for three consecutive quarters. Of the 23 cities tracked by the index, 17 cities recorded stable or increased rents this past quarter, as compared to 16 in the previous quarter.
