The existing four-level building—currently made up of two levels of parking and two levels of office space—is being reimagined. The original concrete framework will be retained, but the floorplate will be extended to the boundaries for greater efficiency, and an additional level will be added to take full advantage of the views.

The top floor offers approximately 475sqm of workspace, plus an impressive 103sqm deck showcasing beautiful westerly views. The efficient, near column-free layout is complemented by high-end finishes, including exclusive-use bathrooms, two meeting rooms, and a standout kitchen with an island bench.

Due to the building's elevated position on the ridgeline, the architect developed the design concept of misty cloud hovering around the treetops, an idea which will be explored in a custom-designed aluminium screen. This façade, perforated with ‘droplets' that run down its face, will provide solar control to the extensive glazing of the upper levels.

Internally, materials will include recycled timber and, in line with all the landlords' projects, metrics around the avoided carbon and embodied carbon of this project target a 5-Star Green Star rating as assessed by the New Zealand Green Building Council.
