Historic homestead invites future family

Woodhill comes to the market for the first time since 1989 offering the unique opportunity to acquire one of Tauranga's rare architectural treasures, superbly sited in a prime central suburb, an easy walk to the water.

Woodhill is listed as a Category 2 historic place for the significance of its heritage. The Tauranga Historical Society notes, "Woodhill in Grange Road is the second house built on his farm for Henry Stainforth Brabant (the first being Mangawhare). Fitzgibbon Louch, an Irish architect and Katikati settler, designed the 'domestic Gothic' style house and David Lundon built it in 1885. Kauri logs from the Coromandel were milled on the site. The whole building is clad with timber weatherboards and has a corrugated iron roof."

The society notes that "The house held an imposing position on a ridge looking across the Waikareao Estuary to what was then the small town of Tauranga."

Tauranga is now a large city and Woodhill now stands not on a farm but on over half an acre (2,271 sqm more or less) of relative seclusion from neighbouring properties.

The well maintained home still retains its original features, like timber wainscotting, the kauri panelled ceiling of an exceptionally high stud, an elaborate splayed bay window and verandah fretwork. The graciously versatile interior spans reception rooms and bedrooms which offer scope for reconfiguration for family life; the kitchen and bathroom would benefit from an upgrade befitting the style of the dwelling. A magnificent master suite could be created from a suite of rooms.

Woodhill is both a home of historical value and a warm and inviting residence that could embrace a family with foresight and the desire to capitalise on its unique character to create a contemporary lifestyle that can deliver pleasure now and for generations to come.
