This gracious historic residence, in its private park-like setting, was built in 1914 as the homestead for the Kerr family, who have a long pioneering history in the district. Located in a tranquil rural area, on 4.106 hectares of pasture, lawns studded with magnificent shade and specimen trees and gardens brimming with roses, bulbs and old-fashioned perennials, the property is in three titles.
The 240 square metre house is built of local red beech, which was cut at the family sawmill. Designed to be completely draught-proof, it is of much heavier construction than usual with solid studs and double flooring. It has since been completely remodelled and renovated, with care taken to preserve its character and classic charm. Wide covered verandas, French doors, double-hung sash windows, high ceilings and deep skirting boards reflect the colonial architecture of the period.
Kikiwa Lodge could be reinstated as quality boutique accommodation, with three beautifully appointed ensuite guest rooms. It is favoured by international visitors, particularly anglers and hunters. The Motupiko River and Brough Creek run through the property and there is trout fishing in the river, where grounds have been cleared to provide easy vehicle and pedestrian access. A large flat elevated area, between the river and a pond, has been identified as an ideal building platform for two separate self-catering cottages. Surrounding pasture, in four paddocks, is suitable for grazing sheep, ponies and two or three cows.
The Lodge comprises a large living room, sitting room, spacious dining room, bar and country kitchen. The master suite and office are located in the private owners wing. A separate wing contains the ensuite guest bedrooms. There is Satellite Broadband and Freeview TV reception. Four open fireplaces, two with wetback facilities, warm the house and heat the water.
