Top output grazing farm plus ETS income

Comprising 144.8246 hectares (more or less) of flat to easy rolling contours, this is a high performing cell farming grazing farm located approximately 50 minutes from Kerikeri. The property has been carefully developed and intensively managed to support a consistent bull finishing system, achieving liveweight and carcass production per hectare well above district benchmarks. Our vendors have achieved everything they set out to with this block, so it's time to move onto other ventures. All system information can happily be shared to the new owner, so view with confidence that you can achieve the same!

Unusual for this area of Northland, the farm has a very strong fertiliser history, resulting in high soil fertility and reliable pasture growth across the effective area. This disciplined nutrient and environmental management approach was formally recognised in 2020 with a Commitment to Quality and Waterway Management Award at the Ballance Farm Awards. To the rear of the property, approximately 35 hectares has been planted under the Emissions Trading Scheme (ETS), providing an ongoing income stream that currently returns around $40,000 per annum to the vendor.

Current system that works for current owners: The farm operates under a cell grazing system, currently subdivided into 15 grazing cells, averaging 0.5 hectares per cell, equating to 7.5 hectares per full rotation. Mob sizes of approximately 30 bulls equate to around 4 bulls per hectare, forming the basis of a highly efficient and repeatable production model. The system focuses on producing premium R2 bulls, purchased in late spring and sold the following summer. This approach consistently generates high liveweight gains per hectare while maintaining strong pasture quality and stock performance. Animal welfare is a constant focus for the current owners, by carrying lighter animals, pasture and soil damage is significantly reduced, particularly by avoiding intensive winter pugging. The success of this management strategy is clearly evident in the quality of pasture grown across the property, including on the hard clay loam soils present in the hillier areas. Stock are moved every two days in the system, allowing long winter rotations and excellent pasture utilisation.

The property is exceptionally well supported by a reliable and well-designed water supply, featuring a solar powered pump operating from a 5.5 million litre dam, feeding a gravity fed reticulation system with 15 kilometres of water reticulation supplying nearly 80 troughs throughout the farm.

During the design phase of the water reticulation system, GPS mapping was again utilised to identify waterways, wetlands, and other non-productive areas classified as critical source areas. These areas were responsibly retired with native plantings, ensuring strong environmental outcomes while maintaining overall farm productivity and aligning with modern best practice farming principles.

To summarise production for the farm:
Consistent fertiliser application, supported by soil tests
320 bulls @30 bulls in a mob equates to 4 bulls/ ha
Buy at 100kg sell at 350kg increase/bull of 250kg liveweight.
4 bulls per ha = 1000kg liveweight/ha which equals 500kg carcass weight per ha. That is the number which you have to compare to other farms throughout Northland.
ETS income of $40,000 (aprox.) these figures will compete with most or be hard to beat.

Just five minutes from 30C Te Ranga (the Fosters Block) sits the homestead that could complete this farming operation for you, offering a practical and well-located base with an amazing homestead that's hard to beat. Check out this listing: bayleys.co.nz/1005288
