This 1101 hectare property is located about 20 minutes from the Hamilton CBD on the western side at Waitetuna. Following Bank instructions this property will be sold.\n\nThe contour is a mix of gentle rolling in parts to medium hill and some steeper areas. The property has two entry points - one off Waitetuna Valley Road and one off the no-exit Vandy Road.\n\nThere is a dwelling at each entry point with some associated shedding. A three stand woolshed is located on Vandy Road when stock handling is centralised with good stock yards and load out facilities. An implement shed is located adjacent to the woolshed. \n\nThree sleep-out complexes are used for accommodation (not permanently sited) with an adjacent in-ground swimming pool. There are a number of other buildings including a bike shed, fertiliser bin next to an airstrip and a hay barn - all in average condition.\n\nFencing includes some deer fencing and seven wire post and batten. There has been electric power running through much of the property however this is not currently utilised as the current stocking regime is not putting any pressure on the fencing. The property has approximately 35 paddocks.\n\nThe tracks through the property are well formed with metal on some and others being formed clay tracks. They are all in need of some major work to bring them back to where they once were. A good rotten rock and blue metal quarry is on the property to provide materials for the tracks.\n\nWater is provided via a mix of streams, dams and natural springs with rain water for domestic use and at the woolshed.\nApproximately 840 hectares are in grass although over recent years gorse has come back and encroached on large areas of the grazable land. There does not appear to have been any recent applications of fertiliser and generally the property is in a rundown condition.\n\nAdded income is provided from three wind turbines located at the rear of the property.\n\nThis is a large tract of land in a good location midway to Hamilton and Raglan and recently has been running 1200 store cattle and approximately 500 rising one year beef cattle over the winter. The stocking and farming policy is relatively loose with an easy care attitude taken in recent years.\nThe property does require a good deal of work to improve its stocking rate but properties of this scale and location are not often found. \n
