Buyers Eye Final Lots in Waikato Hub

Buyers are being offered an affordable foothold in a strategic Waikato distribution hub as the last four freehold lots in a key subdivision go up for sale.

Positioned in the well-established Waharoa Park industrial subdivision, the quartet of sites ranging in size from approximately 0.98 to 3.86 hectares are primed for light industrial use.

The park sits in the heart of Waharoa, a township just north of Matamata which serves as a rural distribution centre for the broader Waikato and Bay of Plenty regions.

Each offered with vacant possession, the landholdings are being marketed by Bayleys Real Estate as accessible purchases providing flexibility for owner-occupiers, developers or investors seeking scale and versatility.

Bayleys salesperson Brendon Bradley says the rural-zoned land comes with land use consent enabling an array of light-industrial activities, including manufacturing, fabrication, materials processing, bulk storage, warehousing, and distribution.

“With essential services in place, the sites are primed for future development and operational efficiency. The surrounding rural activity provides numerous agriculture-based options for potential buyers.

“The range of possibilities is evidenced by nearby occupiers including animal feed stores for OSP Stock Feeds and NRM, and facilities housing a garage door supplier and a waste management specialist,” Bradley says.

Other big names in the township include Fonterra, Open Country Dairy, Halls Cold Chain Logistics, Inghams, and Waharoa Transport.

Lots 9-12 Mowatt Street, Waharoa, are being marketed for sale by Brendon Bradley, Ryan Bradley and Duncan Hancock of Bayleys Tauranga.

The properties will go under the hammer at an auction on Thursday 30 July.

Ryan Bradley says Waharoa Park is now an established business subdivision.

“The subdivision has been developed in multiple stages, with a land use consent registered on the titles for light industrial activities at the time of title creation.

“The final four freehold lots, totalling some 9.14 hectares, present affordable opportunities to secure land for light industrial use in a well-connected growth corridor,” he says.

Currently vacant and vegetated in grass, the sites are bordered by rural properties to the north, east and west, with Mowatt Street and industrial buildings to the south. All lots have easy access either directly or via right of way to Mowatt Street, with vehicle crossings to be installed as part of any onsite development.

Ryan Bradley says further industrial opportunities may become available if an existing application to rezone rural land around Mowatt Street to Industrial zoning is successful.

Hancock says the lots for sale benefit from being within a key service and production hub in a strategic central North Island location.

“Positioned within New Zealand’s economic powerhouse known as the ‘Golden Triangle’, the properties enjoy efficient access via key transport routes to Auckland, Hamilton, and Tauranga. This makes Waharoa Park an outstanding and well-connected precinct in which to establish or expand,” Hancock says.

The immediate locality is predominantly industrial, with a range of warehousing, storage, processing, and engineering-based operations harnessing the area’s accessibility and availability of larger land parcels.

The surroundings transition into expansive rural holdings, dominated by pastoral farming and agricultural production, underpinning the region’s strong primary industry base. This proximity to rural activity further supports industrial users involved in processing, storage, and distribution of agricultural products.

To the south, the township of Waharoa and nearby Matamata provide a supporting commercial and service network, including retail, trade suppliers, and local amenities.

Logistics and distribution efficiency is maximised by convenient access to State Highway 27 and the nearby rail corridor.
