Buyers weigh options for trio of Orewa offices

Three units making up a modern Orewa office building are for sale with flexible purchase options for investors and owner-occupiers.

The trio of separately unit titled office premises sit within a smart three-level property on Alice Avenue, in the town’s main commercial hub. They are being offered for sale individually or together through Bayleys Real Estate.

Two units, spanning a combined 470 square metres (approximately) on the ground and first floors, are leased to respected law firm North Harbour Law. With a trading history spanning decades, North Harbour Law provides legal services and advice to family, charity and business clients across Auckland’s Hibiscus Coast and North Shore.

Units A and B return a combined net rental of $147,130 plus outgoings and GST per annum, with market rent reviews every two years. The two separate unit leases each run to 2029, with rights of renewal extending to 2035.

An approximately 160-square-metre upper-level workspace will be offered with vacant possession, giving immediate scope for new owners to move their business on site or install a new tenant. This has an appraised potential rental of nearly $56,000 per annum.

The three units at 3 Alice Avenue are being offered to buyers by deadline private treaty closing on Wednesday 24 June (unless sold prior). The sale is being marketed by Graeme Perigo and Marie Hansen of Bayleys Silverdale.

“With a mix of established income and near-term occupation or leasing possibilities – plus options to secure one title, a combination of titles, or the entire holding – this is an opportunity of exceptional flexibility,” Perigo said.

“The three premises each provide well-presented contemporary office workspace of a quality befitting a variety of professional tenants.

“Situated in Orewa’s core commercial area, this asset will appeal to both investors and owner-occupiers seeking scale, versatility, and exposure to the Hibiscus Coast market,” he said.

Hansen said the location on the fringe of Orewa’s town centre positioned occupiers well to service a broad Hibiscus Coast catchment.

“The Alice Avenue building sits within a well-established office and service-based commercial area. The surrounding precinct is characterised by professional occupiers and local businesses, supporting steady foot traffic and reinforcing the suitability of the location for ongoing office use.

“Positioned in the Residential – Mixed Housing Urban zone under Auckland’s unitary plan, this location supports a growing residential population alongside local businesses. This generates consistent activity and underlying demand for office accommodation.

“Having shops, cafes, hospitality offerings, supermarkets, and other essential services and service-based businesses within walking distance supports day-to-day convenience for occupants and visitors,” Hansen said.

Wider connectivity is assured by regular bus services to Silverdale, Albany, and other North Shore destinations, plus proximity to the Northern Motorway enabling easy travel to surrounding commercial centres and central Auckland.
