A large vacant industrial facility for sale presents buyers and occupiers with a rare chance to secure a stake in a top South Island business hub.

The modern property combining a high-stud warehouse with smart office and amenities is underpinned by over 3,800 square metres of freehold land. It sits in the heart of Canterbury’s bustling Izone, which lays claim to being New Zealand’s largest industrial business park.

Positioned at a key fulcrum of transport links across the South Island and beyond, this award-winning industrial and business zone on the northern fringe of Rolleston is home to more than 120 companies. Many have a focus on manufacturing, contracting, warehousing and logistics, and servicing Canterbury’s agricultural sector.

Available to buyers with vacant possession, the property for sale on Izone Drive presents opportunities for owner-occupiers to establish their business in this pivotal hub, or for investors to draw on heavy occupier demand and install a new tenant.

The site has an appraised market rental earning potential of over $200,000 per annum. Comparable properties in the area have sold recently with yields on market rent of around 5.6 to 6.6 percent.

The freehold land and buildings at 79A Izone Drive, Rolleston, are being offered for sale through Nick O’Styke and Anna Morawiec of Bayleys Canterbury.

The property will be sold by deadline private treaty closing on Wednesday 3 September.

The approximately 1,462-square-metre building sits on a freehold site of some 3,865 square metres with 19 on-site car parks. The land is zoned Business 2A by Selwyn District Council.

O’Styke said the property was well-designed and functional, with an attractive office-to-warehouse ratio that would appeal to a wide range of business occupiers.

“At its heart is a clear-span warehouse of some 1,154 square metres with a stud height of eight to 10 metres. Two container-height roller doors with canopies support the easy inward and outward movement of goods.

“The warehouse is complemented by more than 250 square metres of attractive, modern office and amenities. Constructed circa 2014, the building offers low maintenance demands for future owners.

“A driveway from the street front gives easy access to a heavy-duty concrete yard to the side and back of the property as well as a generous area for parking,” O’Styke said.

Developed in stages over recent years, Izone has become a hugely popular hub for industrial tenants and owner-occupiers.

Morawiec said the area’s success was evidenced by a proliferation of heavyweight occupiers such as PGG Wrightson, Pegasus Engineering, Westland Milk, and The Warehouse South Island Distribution Centre.

“With its excellent ground conditions and strategic location near rail sidings, the highway network, and two large inland ports – and ready access to Rolleston’s burgeoning workforce – it's no surprise that freehold opportunities in this area are quickly disappearing,” she said.

Morawiec said the 188-hectare master-planned Izone drew strength from its location in Rolleston, the largest town in Selwyn, New Zealand’s fastest growing district.

Rolleston’s population has surged tenfold to over 30,000 in little over 20 years.

“This is for good reason. Great amenity, affordability and excellent land conditions make it a very attractive place to live and work.

“Selwyn District’s planning and investment in quality infrastructure means it’s well positioned to cater for future expansion,” said Morawiec.
