A cleared and consented corner site between Ormiston Hospital and one of the region’s largest urban recreational areas offers developers a front-row opportunity to deliver scale and certainty in one of the city’s key growth zones, Bayleys brokers say.
Bayleys Capital Markets senior director, Jason Seymour, together with colleagues Cameron Melhuish and Wesley Gerber, are marketing the 7,461sqm (approximately) freehold landholding at 180 Chapel Road. The property is offered for sale by tender, closing at 4pm on Thursday, 18 September 2025 (unless sold prior).
Zoned Terrace Housing and Apartment Buildings (THAB), the site offers the most intensive residential development pathway under Auckland’s Unitary Plan. With resource consent in place for 59 residential units, Seymour notes the site provides developers with a significant advantage, enabling them to respond swiftly to ongoing demand for high-density housing.
“Escalating costs, regulatory challenges, and lengthy consent times have stalled projects in recent years, constraining supply – making this consented, shovel-ready site a genuine standout.
“With consent approval and a prime position in a key growth zone, the opportunity provides developers with a valuable combination of scale, speed and certainty – and a head start in addressing housing demand as the economy kicks back into gear.”
Flat Bush ranks among New Zealand’s fastest-growing residential areas, its population surging 40 percent between 2018 and 2023. The area’s median residential sale value now sits at $1.22 million, reflecting sustained demand for housing. Seymour says that few locations nationwide demonstrate comparable growth, with the area’s fundamentals continuing to strengthen through ongoing investment in infrastructure, amenity development, and lifestyle offerings.
“Having cleared land, high-density provisions, and an existing consent already in place allows a new owner immediate access to capitalise on current demand and the long-term growth outlook for the Flat Bush-Ormiston area and Auckland’s south-eastern corridor.”
Once a greenfield, Flat Bush is a proving ground for Auckland’s intensification strategy, with sustained public investment and private development accelerating its evolution into a fully-fledged metropolitan hub.
Melhuish says the suburb is centred on Ormiston Town Centre, which brings together supermarkets, dining and essential services within walking distance of the subject site.
“Neighbouring amenities include Botany Junction, Ormiston Hospital, and extensive green spaces, including Barry Curtis Park – one of Auckland’s largest urban recreational areas."
“The suburb also offers high-quality education options across primary, intermediate and secondary levels, further strengthening appeal for future residents.
“With strategic connectivity to State Highway 1, profile to key arterial Ormiston Road, and being less than one kilometre from Te Irirangi Drive, the area benefits from efficient access to Auckland CBD, the airport precinct and wider regional networks.”
The brokers add that THAB zoning provides for intensive residential development to enable multi-storey terraced housing and apartments that support compact, walkable communities.
“The existing consent, which runs until December 2026, allows for the establishment of a boutique development, including subdivision across multiple stages. This provides a high degree of flexibility for developers to deliver a project aligned with current market demand, while future-proofing the asset against regulatory change.
“Flat Bush is one of the few suburbs where large-scale master-planned intensification has continued. This site offers developers a front-row seat to Auckland’s housing future, with the zoning, consent, and locational advantages to underpin value creation for years to come,” they say.
