The approximately 9,300-square metre high-stud industrial building for lease on a 4.4-hectare site forms part of Ngai Tahu’s new Tawhiri development in Rolleston, near Christchurch.
Taking shape on former farmland, the 32-hectare Tawhiri industrial park sits within a fast-growing area that is a key focal point for logistics, transport, warehousing, manufacturing and agricultural services.
Positioned near vital transport and logistics amenities just out of the South Island’s largest city, Tawhiri adjoins the large Izone Southern Business Hub and is close to the $500 million IPort transport hub.
The area has attracted numerous big-name occupiers. Tawhiri is set to give rise to an 11,000-square metre distribution facility for the Countdown supermarket chain.
Others nearby include The Warehouse’s South Island distribution centre, along with the likes of PGG Wrightson, Westland Milk, Pegasus Engineering and the Metroport Christchurch freight hub.
The property at 21-27 Pereita Drive, in Tawhiri, Rolleston, is being marketed for lease by negotiation with an asking rental of $1,061,640 plus outgoings and GST, through Bayleys Christchurch.
Senior Director of Commercial and Industrial Campbell Taylor said the strategic location, scale and flexible configuration of the newly constructed industrial building would heighten its appeal among major occupiers.
“Zoned Business 2A by Selwyn District Council, this versatile and substantial property incorporates a 12-metre stud warehouse with a floor area of approximately 7,616 square metres. This has excellent access via multiple container-height roller doors and comes with a 1,512-square metre, 24-metre-wide canopy.
“This highly functional high-stud warehouse area is supplemented with some 168 square metres of single-level office space, along with a 1,900-square metre rear yard and 31 car parks,” said Taylor.
The yard areas and several access points from Pereita Drive and Hynds Drive supported the efficient movement of vehicles and supplies on and off the property and around the site, he said.
“A six-metre-wide private right of way provides the potential for further vehicle access between Hynds Drive and Hoskyns Road at each end of the site.
“The property enjoys exceptional profile with over 600 metres of triple frontage to Pereita Drive, Hynds Drive and Hoskyns Road,” said Taylor.
Bayleys Christchurch Commercial Salesperson Sam Stone said there was flexibility to configure or further develop the property according to tenant requirements.
“For example, the existing warehouse can be increased or reduced in modules to allow for a larger warehouse or two smaller tenancies.
“The scale of the site ultimately provides options to increase warehousing up to 36,500 square metres, or to explore larger yard areas,” he said.
Stone said Rolleston had developed rapidly over the past decade, accompanied by a big expansion in the town’s population.
“As an industrial location, Rolleston has attracted strong demand from major occupiers thanks to the area’s stable ground conditions, low rates relative to Christchurch, and a council that has been supportive of both industry and development.
“Further underpinning these advantages is the area’s highly strategic position with access to rail sidings, State Highway 1 and two large inland ports. Together, these factors make it an industrial and transportation focal point of importance not just for Canterbury, but the entire South Island,” Stone said.
