Holiday park has delighted generations of Kiwis

A popular coastal Holiday Park nestled at the top of the Firth of Thames and only an hour’s drive from central Auckland has been placed on the market for sale.


Orere Point Top 10 Holiday Park is spread over 5.29ha of land and features an array of accommodation options, including cabins, self-contained units and powered and unpowered tent sites, with a combined building footprint of 1195sq m.

Bayleys sales agents Josh Smith and Peter Migounoff are marketing the land, buildings and business for sale by auction on Thursday, March 22.

“The site has been operating since 1964 and has established a core group of holidaymakers who camp there every summer” Mr Smith says.

“Current owner Stephanie Lusty has run the site for the past 34 years - with additional support by part-time workers - and has developed its accommodation capacity substantially over the decades.”

The land and buildings have a council rating valuation of $1.865 million. The business is being sold as a going concern - with cabins and powered sites booked until summer 2018-2019 and numeroud group bookings and campervan bookings locked in for this year.

Mr Smith says the campground business is a virtual "turn-key" operation and comes complete with:

• A 108sq m three-bedroom manager’s house with camp management office and reception area;

• Two double garages, a three-bay implement shed with roller door access and a yard area for boat storage.

• Boat-cleaning and fish-cleaning facilities

• Cleaning/linen/storage/staff room.

• Two communal kitchens with fridges, freezers and microwave ovens;

• Two Separate BBQ areas

• Laundry facilities with coin-operated washers and dryers

• Three toilet and shower blocks: and

• A 112sq m TV lounge and games room, complete with a flat-screen television, SKY TV box, DVD player, pool table, table tennis table and fooze ball. This space is also used for group meetings and activities.

“Guests also have access to the camp WiFi and can make use of the nine-hole mini-golf course, and three kayaks. For children there are four fully equipped play areas, trampolines, a mini basketball court and a giant chess set” Mr Smith says.

He adds: “The park's three self-contained units each have a shower, toilet, kitchen facilities and equipment and can sleep up to six guests. The two ‘Deluxe Cabins’ can sleep up to five guests while the three ‘Kitchen Cabins’ can sleep up to eight guests. Both cabin types have kitchen facilities.

“The five Standard Cabins each come with a small fridge (although some come with table and chairs) and can sleep up to five guests. The campground also offers 35 powered and 29 non-powered sites and 69 permanent sites.”

Occupancy at Top 10 Holiday Park is high during the summer, with returning campers and caravan site reservations representing the bulk of the bookings.

“The park's scenic beauty, easy access to the beach and range of facilities have driven return visits. When campers find somewhere they love, they tend to return and that has certainly been the case for guests at the Top 10 Holiday Park," Mr Smith says.

“Campers can stock up on supplies at the nearby general store in Orere Point. A wider selection of shops and services can be found in the neighbouring township of Clevedon, which is known for its bustling farmers market, held every Sunday.

“Nearby tourist attractions include Miranda Hot Springs and Four Forty Mountain Bike Park. For trampers, the Tawhitakino, Tapapakanga and Waitawa regional parks are within driving distance.”

Mr Smith says the camp drew a customer base from both the Auckland and Thames regions – both of which have undergone substantial population growth over the past six years.

“A generation ago, campers would have been happy to drive five to six hours to get to their destination. Now, even a three-hour drive is seen as too exhausting. Campgrounds that are close to major metropolitan centres but are also able to offer guests the privacy and scenic beauty offered by more remote locations will be in high demand,” Mr Smith says.

Mr Smith says the configuration of the property offered buyers the opportunity to add value. “Orere Point Top 10 Holiday Park contains several flat areas that are currently under-utilised,” he says.

“Potential buyers could take the business to a new level either through the addition of luxury cabins, the introduction of high-end camping, or the development of a function venue.

“The increasing popularity of 'glamping' - in which couples seek the comforts of a four-star hotel in a campsite - represents an opportunity to grow revenue streams.

“Alternatively, there is the potential to bigger apartment-style units with more amenities – such as a spa pool on the deck, SKY TV, a wood-fired pizza oven for outdoor cooking, and hotel-grade fittings and furnishings.”
