New-look flexi workspaces open door to Penrose industrial sweet spot

The two brand-new freehold units, one tenanted and one vacant, are being sold separately as part of an architecturally designed development of seven modern workspaces taking shape in the Penrose commercial and industrial hub.

Designed by BSW Architects and developed by Citadel Capital and Black Interiors, The District development aims to set the benchmark for modern workspaces.

Given the prime location, the smaller-scale units on offer provide a rare affordability for both owner-occupiers and passive investors.

Bayleys salesperson Jordan Brown said the flexible high-stud warehouse/office spaces for sale would appeal to a wide range of occupiers.

“They present attractive possibilities for those seeking a central base for the likes of warehousing, trade or craft workshops and showrooms, and are sure to grab the attention of e-retailers, logistical providers, entrepreneurs and start-ups,” said Brown.

One of the units on offer, measuring some 91 square metres, is leased for three years from the settlement date, with a further three-year right of renewal. It will generate a net annual rental return of $71,700 plus outgoings and GST.

The second, approximately 127-square metre unit is available to a new user with vacant possession, ready to move in once completed.

The properties at A1 (91 square metres) and C1 (127 square metres), The District, Penrose, Auckland, are being marketed for sale separately through Brown and colleagues Sunil Bhana and William Gubb of Bayleys South Auckland.

The freehold strata-titled units are being offered by way of deadline private treaty closing on Thursday 8 December, unless sold prior.

Bhana said each of the units offered versatile warehousing/office space with a stud height of approximately 7.5 metres.

“The units are space-efficient and ready for users to customise to their requirements. Roller doors provide easy access for commercial vehicles and trucks.

“Each unit comes with high-speed fibre internet connectivity, a bathroom and two dedicated car parks, plus the option to buy further parks if required.

“They sit within a complex that has been designed with architectural flair, surrounded by attractive native landscaping. Security is provided via CCTV covering the entire development,” Bhana said.

The District sits at the end of the Bassant Avenue cul-de-sac, in the heart of commercial and industrial Penrose.

Business – Light Industry zoning under Auckland’s unitary plan supports a range of activities such as storage, distribution, logistics, transport and manufacturing.

Gubb said Penrose was perennially one of Auckland’s most in-demand industrial precincts due to its position midway between the city centre and Auckland International Airport.

“Workspaces at The District boast one of the most centrally located industrial positions the city has to offer.

“Located within seconds of key arterial Great South Road, and minutes from the Southern and Southwestern motorways, this location provides ease of access in all directions. The Auckland CBD, port and Auckland Airport are all within easy reach,” Gubb said.
