Property investors set to empty the tank as former fuel depot yard goes up for sale

The approximately 6,761-square metre property in the Waikato township of Paeroa was formerly utilised as a depot by New Zealand-owned fuel retailer Waitomo - which operates fuel refilling sites throughout New Zealand.

The predominantly flat site – most of which is fully metaled to sustain use by large trucks and tankers – is zoned for industrial use under the Hauraki District Council Plan, and sits within Paeroa’s industrial precinct on the town’s northern edge.

Cul-de-sac Flora Street directly joins onto State Highway 2, also known as Puke Road, which connects Paeroa with Tauranga to the east, Hamilton to the south-west, and Auckland to the north-west.

Nearby properties in, and close to, Flora Street house multiple commercial and industrial-based tenancies such as Paeroa Hire, Safe ‘n’ Sound Storage, Paeroa Marine and Cycle Centre, and the Whyteline car dealership.

The freehold land and buildings at 15 Flora Street in Paeroa are now being marketed for sale at auction on auction on March 10. Bayleys Hamilton salesperson Josh Smith said infrastructure at the ‘brownfield’ property and included two workshop structures totaling 150-square metres in size, and a 60-square metre stand-alone office in a ‘cottage’ style building.

One of the workshop buildings within the Flora Street address is a windowless concrete bunker style structure with a large steel door. It is believed the building has been used for securely storing fuel and petroleum-derivative products over the decades the greater property has been used as a depot.

“The property offers a virtual ‘blank canvas’ development opportunity for any new owner, with the benefit of potential short-term leasing while the necessary resource consents are acquired for any construction,” said Smith.

“The fully-metaled flat yard, established flow-through routing, and ample parking spaces for large vehicles, combine to allow large trucks to manoeuvre relatively easily.

“Looking forward, there is enough space across the yard area, along with a large two-lane entrance point off Flora Street, to sustain a broad permutation of future industrially-focused premises.

“Options could include development of a ‘tradie’-type hub of terraced tilt-slab warehouses sized between 120-200-square metres to service tenancies such as electrical, facilities, plumbing or small engineering firms,” Smith added.

“From this perspective the site could appeal to an owner-occupier looking to purpose-build their next premises in a cost-effective manner, while also undertaking a degree of property development.

“Alternatively, there is enough land to sustain say two or three larger warehousing structures suitable for logistics, heavy engineering or manufacturing businesses.”

Smith said the Flora Street’s immediate proximity to the Golden Triangle’s highway network was one of the reasons the location was prized by Waitomo fuel for so many years, and the dynamics would be the same for any new tenants operating a business based on serving not only the immediate Hauraki Plans region, but also the trio of big cities all within 80 minutes driving time.

A Hazardous Activities and Industries List (HAIL) report has been undertaken on the site – reporting it is now ‘clean’.

HAIL reports outline activities and industries involved with potential contamination of properties in New Zealand, and any remediation work undertaken on the sites. Standard HAIL reports commonly involve sites involved with the manufacture and use of pesticides by commercial spray contractors, some horticultural and agricultural practices, and the production, storage and use of petroleum (fuel) products.
