Hamilton HQ asset awaits new tenant

A large standout office for lease in a thriving Hamilton commercial hub is poised to re-establish its status as a major corporate headquarters.

The modern two-storey standalone complex sits prominently in north Hamilton’s Te Rapa business stronghold. The vacancy comes as national research from Bayleys Real Estate identifies Hamilton as a location of choice for office tenants, with low vacancy and nationally competitive rental rates in New Zealand’s fastest growing city.

The Te Rapa lease opportunity comes as new Bayleys research confirms Hamilton’s status as one of New Zealand’s most desirable office destinations. The city’s office vacancy rate of 5.1 percent is lower than any other main centre, and around half that of Hamilton’s “Golden Triangle” counterparts Auckland and Tauranga.

Despite Hamilton’s tighter local supply-and-demand dynamic, rental rates for modern office accommodation in the city are significantly lower than in other major centres, according to Bayleys’ February 2026 New Zealand Office Market Update.

Alex ten Hove said the Te Rapa location offered an attractive alternative to Hamilton’s city centre.
