A more than two‑hectare site in Auckland’s fast‑growing Northwest corridor, one of the city’s strongest growth areas currently undergoing a $1 billion transformation including new public amenities, schools, and major transport upgrades, is now for sale.
The landholding at 68 Tapu Road, Huapai is strategically positioned within one of the area’s most desirable residential pockets close to Huapai township, schooling, and local recreational facilities. It offers immediate development opportunity under the existing Residential – Single House zoning designation, strong holding appeal, and potential future upside for developers and longerterm investors.
The 2.02ha near-flat site supports lowdensity residential use under the Auckland Unitary Plan, however surrounding areas include Mixed Housing Suburban and Terrace Housing and Apartment Buildings (THAB) zoning, highlighting a clear pattern of progressive intensification across Huapai.
A 150sqm existing residential home sits at the Tapu Road frontage, with the landholding extending through to Hooton Drive along its rear boundary, and a small pond providing some visual interest to the otherwise vacant site.
The property is being marketed by Chris Head, Bayleys Kumeū and Ankur Dakwale, Bayleys Northwest, with a set sale date of Wednesday 3rd June, unless sold prior.
The Residential Single House zoning overlay permits sections of minimum 600sqm, allows 35 percent site coverage with an eight-metre height limit, and is a development model that has traction in locations like Huapai, says Head.
“The landholding is subdividable by right subject to site specifics and council approval, with the Single House zoning enabling sections suitable for a well‑proportioned, single‑level or two‑storey four‑bedroom home with a double garage.
“The demand for single sites gets greater as buyers move away from city centres and there’s plenty of interest for family-sized homes with a bit of a section for the kids to have a trampoline or kick a ball around.”
Planning consultancy Cato Bolam have done a preliminary bulk and location site concept plan to demonstrate what could be achieved, which Head says will give prospective buyers an idea of how the landholding could be developed.
“The schematic indicated capacity for approximately 22 standalone house sites, with section sizes ranging from 600–750sqm, supporting a feasible and well‑balanced development outcome.
“We understand the site is serviced by reticulated water and wastewater, subject to final capacity confirmation, and benefits from established power and telecommunications infrastructure within the immediate surrounds.
“The broader Huapai–Kumeū area continues to benefit from ongoing infrastructure upgrades, underpinning long‑term growth. Strong development activity across the precinct reflects sustained demand for housing, supported by excellent connectivity via the State Highway 16 corridor to Auckland’s CBD.”
While the current zoning limits more intensive development in the short term, Dakwale says with land becoming increasingly scarce in the Northwest, opportunities to secure sites with this level of positioning and long‑term potential are increasingly constrained.
“The location could align with future up‑zoning seen in surrounding precincts, making it an attractive proposition for commercial entities seeking long‑range opportunity.
“A forward‑thinking buyer could look to precedents set by nearby residential projects and choose to rent out the existing home as holding income while monitoring council planning changes.
“Higher‑density typologies may come into play over time, subject to council direction, or a private plan change could be pursued to unlock additional development and yield potential.”
Auckland Council has identified Kumeū and Huapai as a core part of Auckland’s residential growth story, with a focus on mixed housing typologies, attractive public transport options, a vibrant town centre, and a strong community focus. Land adjacent to Huapai District School is earmarked for a much‑needed new secondary school, and the nearby Huapai Domain is undergoing redevelopment to better serve the community.
