Industrial Hub Healthcare Site Set for New Life

The large industrial-zoned Wiri site that has housed a top government health body for over two decades is for sale with options for owner-occupiers, developers and investors.

The high-profile more than 4,400-square-metre property on Wiri Station Road sits in the heart of South Auckland’s pivotal Wiri industrial hub.

Positioned minutes from the Southern and Southwestern motorways, it is being marketed as an asset with a scale, flexibility, and upside potential that seldom comes to market in the tightly held precinct.

The site currently houses the offices and healthcare activities of Kidz First, a youth health organisation operating under one of the country’s biggest government agencies, Te Whatu Ora | Health New Zealand, in a tenancy dating to 2003. Kidz First is now on a month-by-month lease, returning a net rental of $21,985 plus outgoings and GST per month.

Bayleys salesperson Matt Lee said this offered new owners holding income, along with flexible options to occupy, install a long-term tenant, or redevelop to unlock the site’s full potential.

Profile is maximised by nearly 80 metres of frontage to Wiri Station Road, an important east-west corridor spanning the Wiri industrial precinct.

Hall said a major advantage was proximity to Auckland Airport, New Zealand’s largest air freight gateway.

“Two motorways within minutes of the site provide efficient links across greater Auckland, including to the city centre and port, and easy travel south to Hamilton and the wider Golden Triangle area,” said Hall.

Public transport is also available nearby, including buses and train services via Manukau Station around a kilometre away.
