Investors muscle up as New Lynn gym site goes under the hammer

The modern premises housing an international gym franchise are for sale in a key Auckland metropolitan centre, with a long lease and future potential for large-scale redevelopment.

The high-profile property fronting Great North Road sits in the heart of New Lynn town centre, opposite LynnMall Shopping Centre and New Lynn Transport Centre.

It is fully leased to Anytime Fitness, generating a net rental return of $129,415 plus outgoings and GST per annum. The current lease runs through to 2032 with two further five-year rights of renewal. The lease agreement provides for annual CPI rent reviews, with market reviews five-yearly and on renewal.

Anytime Fitness has around 60 gyms across New Zealand with equipment and services catering to gymgoers of all abilities and walks of life. Members have access to 5,000-plus clubs globally, open 24/7.

The chain forms part of Purpose Brands, one of the world’s largest fitness, health and wellness franchise operators. Purpose Brands represents US$3.5 billion in systemwide sales and some 7,000 franchise locations across 50 countries and territories.

The refurbished New Lynn gym premises boast an A-grade seismic rating and plenty of onsite parking.

Unit 1, 3045 Great North Road, New Lynn, Auckland, is being offered for sale through Damien Bullick, Alan Haydock and Mike Adams of Bayleys Auckland Metropolitan Sales team.

The property will go under the hammer at an auction on Wednesday 28 May, unless it is sold prior.

The freehold unit for sale spans some 363 square metres. It is one of two units in the body corporate, along with a neighbouring unit tenanted by Beds R Us, with which it shares access to an adjacent car park with spaces for 31 vehicles.

The underlying land area shared with Unit 2 spans nearly 1,800 square metres.
