A quartet of exclusive properties have gone up for sale ripe for new owners to create standout luxury homes in one of Christchurch’s most desirable coastal suburbs.

Nestled between the sea and the city’s famous Port Hills, the new sections in Moncks Bay offer panoramic sea and alpine views, spanning from Kaikōura to the Southern Alps.

Each of the four sites for sale is within 350 metres of the seashore – and is thoughtfully designed to protect the views and natural contour of the land – offering future residents a haven of serenity and active lifestyle while being around 20 minutes’ drive from central Christchurch.

The freehold properties at 4, 6, 10 and 12 Emily Heights, Moncks Bay, Christchurch, are now being marketed for sale by Angela Webb and William Wallace of Bayleys Canterbury. The sites are being offered by way of a deadline sale closing on Wednesday 3 December, unless they are sold prior.

Webb said the elevated, vacant sections ranged in area from approximately 749 to 1,365 square metres – with Residential Hills zoning under the Christchurch District Plan enabling the construction of a substantial luxury residence, worthy of the outstanding location, on each section.

This zoning generally permits development of residential buildings up to a height of eight metres. Planning provisions also protect the sweeping views at each site against future obstruction by other new structures.

“The creation of these four exclusive Emily Heights sections opens up a genuinely rare opportunity for buyers to secure a prime piece of Moncks Bay’s most admired hillside,” Webb said.

“It’s not without reason that this quiet bay has long been a favoured location for prestige residences. As you turn into Moncks Bay, the sea opens up before you, the Port Hills rise behind, and the noise of the city fades into a calm hush. Perched above this quiet coastline, Emily Heights captures the best of both worlds – peaceful coastal living a short drive east from the city.

“Perched on the lower slopes with easy access from below, the sections for sale give a true sense of connection – elevated with the outlook and serenity of the hills, but without the climb,” Webb said.

“All the ingredients are there for an enviable active lifestyle: surf, sail, paddle or simply breathe beside the sea. The nearby Avon Heathcote Estuary is a popular spot for birdlife and nature lovers. The Port Hills behind present a wealth of opportunities for hiking, mountain biking and exploring the area’s natural beauty.

“Redcliffs and Sumner are right at the doorstep, bringing relaxing beach walks and community within minutes – along with shopping centres, supermarkets and local shops, and a selection of cafes and restaurants offering diverse dining options.

“Families with children will appreciate the proximity to quality educational institutions, including primary, making Moncks Bay an ideal choice for those seeking a family-friendly community,” said Webb.

Wallace said buyers had options to secure any or all of the Emily Heights sections, with each of the sites offering the flexibility for new owners to build now, or when they’re ready.

“There’s also the potential for an investor to landbank their property in anticipation of future value growth in a much-admired area where long-term demand – and property values – are only likely to keep rising.

“Titles for the newly subdivided sections are expected to be issued by the end of 2025. Flexible protective covenants ensure quality and consistency of future buildings, while still allowing owners the freedom to create a home that is uniquely their own,” Wallace said.
