A ‘wise’ move to snap up lifestyle block on Hamilton's outskirts

It is recognition by Waikato District Council for 18 years as a district councillor in the Hukanui ward, even though he is leaving his beloved lifestyle block.

He developed and lived on the 1.6 hectare ”superbly set up” lifestyle block at the end of 5 Rod Wise Lane for many years, but is moving into town and the property is going up for auction on May 30 through Bayleys Hamilton salespeople Scott Macdonald and Karl Davis.

Referred to as one of Hamilton’s best northerly locations close to the city and to the popular Puketaha Primary School, among many of the property's features is an incredible heated salt water indoor swimming pool nestled between the main house and guest wing.

“It’s unusual to have an indoor swimming pool on a rural property. Since the owners established it they have been able to enjoy the health and wellness benefits it brings,” Mr Macdonald said.

The 12 metre by four metre pool is fully enclosed with a tile floor, alarmed doors and a commercial air-conditioning unit keeping the pool room at a constant 26 degrees.

The extensive property has a security gated entrance opening to a sealed driveway, professionally landscaped gardens with water features, a punga garden house and irrigated lawns, plus elite lifestyle block infrastructure.

Centrally positioned to capture the rural vista, the 223 square metre, three-bedroom Lockwood home is bounded by deer fencing and camellia hedging, and a 70 square metre one-bedroom guest house is at the far end of the pool.

“The home epitomises the Lockwood brand, and is not often seen on such a scale. It’s distinctive for its timber characteristics and aluminum profiles,” Mr Macdonald said.

The house's main living area is set under a soaring ceiling, combining a marble look composite stone kitchen, dining and family area in an airy space, with views across the grounds.

It has a separate lounge with access to the outdoors, double bedrooms and a full master suite opening on to extensive decking.

A kitchenette, double bedroom, sunny lounge, with outdoor flow, comprise the guest wing, enhancing the versatility of the property. Heat pumps keep the home and guest wing at an ambient temperature all year round.

Mr Macdonald said while the guest wing had been kept for family and friends, it could be used for Airbnb or bed and breakfast options, creating some valuable income.

Two separate fully lined and insulated double garages enhance the livability of the main house and guest wing, which are set on “a superbly set up lifestyle block”.

In the grounds, there is an American-style three bay barn with concrete floor has three roller doors and three phase power. Animal handling is made easy with a secure dog run and kennel, a loading ramp, and stock yards, while a bore supplied water to the paddocks and lawns. Mr Davis said there was room for animals with three well-fenced paddocks on the property.

The property was carved off a bigger adjoining 22.9 hectare block of land, belonging to Mr Wise. It is on the market separately, with the possibility of one buyer purchasing both, if more land is needed, which would allow both blocks to stay as one.

Mr Macdonald said on the 1.6 hectare home block, the seamless interplay between the house and rural environment creates a pervasive sense of peace and relaxing way of life.
