Beachcroft Residences is a high quality development overlooking the inner reaches of the Manukau Harbour, consisting of 88 apartments and three retail spaces including a new café. Included in the development are nine single bedroom ‘affordable’ apartments – that is they have a price tag less than 75 percent of the median Auckland house price, along with some other conditions.

The designation of Special Housing Areas such as Beachcroft Residences allowed for the fast-tracking of land subdivision, rezoning and planning consent approvals. New residential projects bestowed with Special Housing Area status were required to provide at least 10 percent of stock coming onto the market to be in the ‘affordable price range’.

The resulting nine one-bedroom Beachcroft Residences range in price from $595,000 - $620,000, offering living spaces of between 63.1 to 124.6 square metres, including the generous deck areas. Aside from the nine affordable housing units within Beachcroft Residences, other one, two and three-bedroom units (some with studies) in the 88 dwelling development are priced between $695,000 and $1.3 million.

The six storey development in the block between Beachcroft Avenue and George Terrace is being undertaken by lifelong Onehunga couple Bruce and Anne Clegg who own the site, as well as other property in Onehunga, and Rodger Shepherd.

Apartments in the Beachcroft Residences are being sold by Bayleys Real Estate. Bayleys One Tree Hill manager Glenn Baker said that Onehunga was currently in the throes of urban gentrification – including the construction of several other substantial upper-end apartment blocks, although none of those were priced in the ‘affordable housing’ bracket.

“It has taken longer than expected for the flow of affordable housing units to come onto the market, but that is to be expected when you factor in the acquisition of suitable land, the drafting up of building plans, costing out the development, applying for council consent, then bringing the visualised concepts to market,” Mr Baker said.

“Beachcroft Residences is the bow-wave for the morphing of the Onehunga waterfront boulevard from an industrial precinct to a residential designation.

“With the ever-increasing intensification of Auckland city – particularly in desirable affordable locations such as the Onehunga waterfront – the adjoining premises along Beachcroft Avenue will follow suit. That’s not an ‘if’ but simply a ‘when’.”

The uniquely designed Beachcroft Residences complex will be built around a central courtyard designed for social community living – with a BBQ facility and landscaping. A gymnasium is included in the body corporate.

As well as the attraction of the ‘affordable housing’ units, buyers are able to choose to have their apartment designed to be fully wheelchair accessible.

A full replica display suite has been constructed at 100 Beachcroft Ave, and construction on the Beachcroft Residences is scheduled to commence later this year.

The Beachcroft Residences complex overlooks Onehunga Bay Reserve and lagoon which have both been regenerated over the past two years as part of Auckland Council’s Panuku Development Auckland programme. This has seen the refurbishment and modernisation of multiple recreational and suburban town centre sites around the isthmus.

The resulting Onehunga Bay Reserve parkland and lagoon features substantial coastal wetland plantings, several hectares of cleared and replanted grassland, an expansive children’s playground, and a wakeboarding facility on the water.
